This place was lots of fun, the pool and hot tub are amazing. And the pickleball and basketball court. It’s close everything but far enough away to give you the space you need. Lots of fun games, functional kitchen, and bar area, it’s a great place.

Awesome vacation
We did a family vacation, family came in from Florida, Michigan and Salt lake. This place fit all our needs with adults and kids. We never had to leave to entertain the kids. The pool hot tube area was awesome. Everyone enjoyed the water slide. The host Gary was great, showed us how to operate everything then left us alone, but was just a text away. Thanks Gary. We would book this again and again

Best Rental Ever!
From the time I made the reservation through the time we checked out, things could not have been better! This place was amazing. So reasonably priced, timely and thorough communication, incredible host, immaculate, fully (more than) stocked with everything we needed. We barely left the house because there was so much to do. I really can't say enough about how great this place was! I'm already looking for dates for our next trip!

This is the best VRBO ever. You dont need to leave the property. So much to do there and fantastic voews. Gary is the best host you couldnt ask for any better. He went above and beyond and very accomodating. Everyone in our family wants to make it a yearly trip for some football, swimming, and games. Loved the waterslide. I would Recommend this very highky.

Incredible płace! If we could take it with us on every vacation we would never stay anywhere else.
Came here with my teenage sons on vacation to explore the Utah parks. It was such a perfect base we barely wanted to leave. The views are gorgeous, and the house and property are made for comfort and fun. Our lovely and responsive host Gary is a vacation home genius. The rental is spacious, extremely clean, and extraordinarily well-appointed. Beds were fantastic - comfortable and all sheets were high-quality. Everything, in fact, is high-quality, making the place feel very homey and solid. I had everything I needed to prepare all meals (including a spice rack). The pool took the prize- set in a faux cliff, housing a water slide and large secluded hot-tub, The teens were never bored. When not in the pool they spent hours cannonballing off the ledge (which was safe but elevated), shot some hoops in the basketball court, and enjoyed grilling outside in the outside bar area. We spent family time together in the pool and hot tub, ate dinners by the pool, had breakfasts on the huge side balcony enjoying gorgeous views of mountains on both sides, watched the monsoons from the shelter of the balcony, played billiards, and had a movie night on the incredibly comfortable huge sofa. The house is an easy drive to Zion. There is much to enjoy within a few minutes drive from the property as well - Snow Canyon State Park is stunning with none of the crowds of the National parks. Sand Hollow State Park has cliff jumping and crystal clear waters. We miss the place!

Property was really incredible. We had a wonderful family vacation and Gary was a great host. Lots of VRBOs will have amazing views and amenities, but they don’t have a host like you’ll find here. Amazing amenities and home; very little privacy. NOT pet friendly
I agree with the other guests who stayed in this location: the house and the amenities are unbeatable. It truly is even better than it looks in the pictures. The owner is very nice and the property management team is super accommodating. I removed stars because I didn’t realize (though it is in the fine print), that this is a guest house on the property where the owner lives. All the outdoor amenities you see are in the owner’s backyard, which appears to be monitored with cameras. I personally don’t like the feeling of being watched while on vacation (particularly in my bathing suit), but if this isn’t something that bothers you - it’s definitely a five star house. One final note: while the owner was very accommodating with allowing me to bring my two dogs, this is not a pet friendly property, especially in the summer. Dogs can not be left unattended at any time indoors our out. In the summer, this means you can’t do anything outdoors for an extended period of time due to the heat, and you are limited to pet friendly indoor places (a few restaurants). While I respect the owners right to make those rules, I would leave the dog at home if you plan on staying here during warm months or you will feel trapped at the house.

Exceeded Expectations
This by far was the best Vrbo experience. The property management team made everything really easy and convenient. Gary the owner met us after we settled in and welcomed us and made us feel at home. The views from the patio are spectacular and the pictures does not do it justice. The outdoor area is amazing and the place we spent most the time. There is something to do for everyone in the family.

Great House, Great Location, Great Host
Overall, we loved the property. A bit unique in that it is an apartment over a HUGE garage on the property where the host lives. The main room is set up like a sports bar; pool table, air hockey, shuffleboard, pinball, foosball, and a very large bar. 4 TVs in the main room and one in each of the 2 bedrooms! Very well built and nicely decorated. The kitchen is also very large. Both bedrooms have a ensuite full bath with walkin showers, and then there is a half bath off the main room. There is a casita attached to the main house that provides another queen bed and full bath. Outside is incredible! A very nice pool (but weather too bad to use) and a rock formation that includes a slide/water fall feature. Up on top of this is a built-in spa and firepit! Amazing! We enjoyed the spa every night! Also there is a pickleball/basketball court, a putting green and several nice dog runs for your pets! The host was very attentive and gave us excellent directions on how to operate all the devices and amenities. The area of Winchester Falls is high above St. George near Snow Canyon. The views from the ENORMOUS patio were incredible! I would love to stay here again and highly recommend it for those who are looking for a property with excellent entertainment! My only caution would be to let renters know about the steep stairway to the apartment. I am 72 and have breathing issues, so up and down was a bit challenging for me. Maybe an elevator????

We came for an "Adult Spring Break". This place has everything you need! Great parking (we brought UTVs) and they even provide snacks and coffee!! Gary was an absolutely amazing host! He went out of his way to make sure we had everything we needed - wonderful hospitality and made us feel like family. We didn't use the pool because of the cool weather, but made great use of the hot tub. We had so much fun playing all of the games. We would definitely stay here again.

Fun and comfortable stay
Great vacation rental. Just a few minutes from Snow Canyon. The pool and spa were amazing! The kids loved all of the amenities, slide, exterior kitchen, yard games, etc. The interior space was very well done as well. The unit is laid out as a giant game room, living room, kitchen, and sports bar with the bedrooms on the end. It is a very unique and fun layout for big groups with younger and older kids. At one point we had an NBA game on 4 TV's with everyone playing pool, air hockey, etc. It is a very fun rental. The sunsets from the patio are amazing!
