Nothing was too much trouble and he was so kind and helpful. Plus- the restaurant had some of the finest food and the most wonderful relaxed atmosphere. "What a fantastic villa!Andrea & his father made check-in smooth and simple, the place was super-super clean, with everything in great condition.Big rooms, comfy furniture, a well-equipped kitchen, log fire with a nearby wood seller, central heating in the whole house plus good aircon in every room for the summer!Very secluded and private, right opposite a simply beautiful ancient little abbey that's open at the weekends.With Rome under an hour away and the stunning historic town of Tivoli just 35 mins out, it's a perfect location to relax or go sightseeing.Tivoli boasts three magnificent ancient sites, the villas of Hardian, Gregoriana and D'Este, all breathtaking to visit and parking in town (or on site at Hadrian's villa) is just 3 for the day, lovely to see them welcoming visitors and not trying to rip them off with exorbitant parking fees!Local restaurants are very good, but some need booking up to 2 days in advance, although there are several that are walk-ins.Eating out in Sabina Palombara itself isn't so easy, as there is virtually nowhere to park and the streets are very tight for cars, but look around the wider area, especially Ristorante La Sabina Romana, just 10 mins drive away, wonderful service and food (no telephone, internet or pre-booking though)!The villa itself is bright and spacious, it has lovely gardens and we had such a wonderful week, would recommend to anyone and we will go back if we are in Italy again, it's a fabulous place."

"Great place. The room was spacious and opulent. The staff and chef were very helpful. The only drawback, and it was mostly my fault, was finding the road that led to the hotel late at night. "

"We booked this villa 5 months before staying. I asked him 5 months in advance if the pool was private and he confirmed it was. Fast forward, 5 mths, were are in Italy and 48hrs before our stay, we received a message from the owner, which I couldn’t believe and was shocked by, he told us there were “swimming pool rules” and he would “check about (our) sun creams” and they can’t contain “silicon oil..:::because they ruin the liner of my swimming pool”. He informed us to have a “shower before to swim every time”, we couldn’t use the pool if we had sweated, pool opening times and then informed us of a list - “no glass food or dishes from the house in pool area, i like my guests when they use their swim suits and i suggest to wear the pool sleepers, no cotton or t-shirt in the water, if you don't use slippers, wash under your feet after been walking on the grass….no inflate beds or things if they are not necessary to swim, no splash no splash championship and absolutly no bomb splash! ...we have to keep the water in the pool not outside”. He also informed us he uses the pool and “the common parts of the garden (parking area, tennis table, entrance way) and the swimming pools have video surveillance systems to know about any accidents, damages and know if guests are respecting my property”He informed me he sent this rather long message to all his guests, so this provides a pre-warning to all families with small children wishing to book. He should put this in his VRBO ad"

"There was no safe in our room as stated when we booked. The hotel is very tired looking, wallpaper hanging off walls, cracked toilet seat and only 1 charging point in our room. Breakfast was okay nothing spectacular. Staff on reception were very pleasant and accommodating. "
