Step inside the 3,200+ square foot house to experience all the amenities the Chattanooga Family Villa provides: * Eagles Nest Master Suite - King bed, 65" TV, pack 'n play, seating area, fireplace and ensuite bath with jetted tub * Starlite Master Suite - King bed, 65" TV, pack 'n play, seating area, fireplace and ensuite bath with separate makeup table * Treehouse Master Suite - King bed, 65" TV, seating area, makeup table and direct access to bathroom - pack 'n play available upon request * Bear Cub Bunks - 2 Full bunk beds, 2 Twin bunk beds, 65" TV, makeup table and direct access to bathroom * Riverbend & Trailbend Bedrooms - Each with Queen bed and 65" TV, with shared bath in hallway * Large open living area - seating for 20, oversized sectional couch, with twin sleeping area for 5, fireplace and 82" TV * Dining area - with seating for 12 * Kitchen - fully stocked for large groups with additional seating for 6 * Beverage bar- fully stocked with coffee and hot chocolate and ample glassware for everyone * 2 work or gaming areas - with monitors, hookups and printer provided * Wolf Den - the ultimate gathering space with 82" TV, additional seating for eating or games with two garage doors which open up to the fire pit area and all other outdoor amenities Guests will have full access to the house, deck and surrounding area around the house. SAFETY: * Cameras are located around the exterior of the property and are intended to enhance the safety and security of our guests, and property when vacant. They are not intended for any other use as we respect the privacy of our guests. We will only access footage from the camera in the event of a safety or security concern, or as required by law. * As property is located on a ridge, lights have been placed around the perimeter of the primary access area. ADDITIONAL PROPERTY INFORMATION ** Property is located less than 1 mile off I-59 on a side street. The street is initially paved but then transitions to a gravel road where additional vacation rental properties and cabins are located. ** Large driveway has recently been upgraded with new gravel and expanded parking space ** Driveway up the hill is recommended by SUVs or trucks we do not recommend accessible via standard cars. ** Given the proximity to the woods, there is wildlife in the area ** Firewood is provided with ample kindling throughout the property PETS: This is a dog-friendly property with a nightly pet fee of $35. We welcome 2 dogs - with additional consideration upon request, and additional fee. All dogs must be in a crate when guests are not at the home. All dogs must be on a leash when outdoors to comply with local laws. To keep the property/neighborhood clean and tidy, please pick up after your dog(s) with provided waste bags. $500 fee will apply for pets not disclosed during initial booking of property. HOUSE RULES: ** Primary Renter must be 25 or older ** Smoking / vaping strictly prohibited inside house - $500 fine will apply ** No parties, excessive noise, or events are allowed without prior approval ** Do not exceed the maximum occupancy of 23 at anytime, without prior approval ** Quiet hours are 11:00 pm until 7:00 am ** As property is located on a ridge, lights have been placed around the perimeter of the primary access area.
