Washington Hotel, this nicely appointed home with upscale touches and air conditioning is the perfect retreat from a day of exploring the incredible surroundings - from world class skiing just a minute away to a myriad of hikes for all levels, to the Cog Railway and Santa's Village, StoryLand or Clark's Trading Post. With a spacious open concept living room/dining room/kitchen and 2 bedrooms, it's the perfect home base for your White Mountains adventure. The convenient mud room and wood burning fireplace complete the charm of the garden style home!

Master Bedroom: Located on the main level and features a King size bed and large ensuite bathroom with shower/tub combo. Sleeps 2.
Guest Bedroom #1: Located on the main level and features a Twin/Full bed bunk. Sleeps 3.
Bathroom #1: Located in the master bedroom and features granite countertops and shower/tub combo.
Bathroom #2: Located on the main level and features granite countertops and shower/tub combo.
Kitchen: Fully stocked for all your cooking needs and offers beautiful granite countertops, stainless steel appliances and Keurig coffee maker. Large breakfast bar seats 4 comfortably.
Dining/Living Area: Open concept space with stylish dining table that seats 6 and comfortable furniture that surrounds a wood burning fireplace. Access to back deck.
Outdoor Space: Deck off of the Living Area offers outdoor dining and grill.
Extra Features: AC, free high speed wi-fi, cable TV, washer/dryer, linens provided and pet friendly!
- Linen, towels, and a starter kit of essential amenities (soap, shampoos, dishwasher detergent, laundry pods, trash bags, toilet paper and paper towels) are included with your cleaning fee.
- A trash pickup is included with your cleaning fee at the end of your stay; please leave all trash in the home and our staff will take care of it! If you need additional pickups during your stay, they are available between the hours of 9 am and 5 pm at a cost of $10 per pickup.
- Pool & gym pass program subject to availability and any restrictions outside of our control that may be set in place by the resort.

*Please Note: This house is located in a quiet, family-friendly resort area. Our neighbors and visitors are here to enjoy the majestic quiet of the mountains. This home is not the right setting for a party or for groups looking to be loud and boisterous. All association rules and especially Quiet Hours (10 pm - 8 am), Parking Limitations (2 vehicles at unit, others at overflow), no Trash left outside must be followed. Overflow lot is located at the base of the ski area, 0.9 miles away. Violation of any of these rules may subject your party to immediate removal without any refunds. Guests are responsible for any fines levied by the association or the municipality for violation of local regulations. House Rules:

-Due to the behavior of a minority of our guests, we must hold these rules strictly. We apologize if it feels that some of these rules are strict or overbearing. Short Term rentals affect the communities around them and we must do our duty to protect our local residents,
our owners and homes and the broader communities that we operate in. We appreciate
your understanding. And we appreciate you abiding by these rules with respect and
diligence.
-Guest will be required to sign a rental agreement
-Check-in: Any time after 4PM unless otherwise authorized.
-Checkout is 11 am - Unauthorized late checkouts subject to $100/hr fee.
-Property may be equipped with cameras on the exterior of the property. They will not be
recording audio nor will they be able to see areas of property where personal privacy should
be expected, such as windows or hot tubs.
-The number of people in the unit cannot exceed the reported guest count without approval.
-Guests on property that are not provided in your guest list will be considered as trespassing.
-No events, parties or large gatherings. An event is any period of time that guests not
included in the guest count are at the property.
-At no time is it acceptable for people, instruments, tvs, speakers, or other audio devices to
be so loud as to be a nuisance to others.
-Guests expected to follow posted speed limits and drive cautiously.
-No smoking inside the unit; $250 fee for violation.
-No fireworks; $100 fee for violations.
-No trash is to be left outside at any time; $100 fee for violations.
-Dogs (2 dogs max) subject to $100/dog/stay fee. Dogs that may bark cannot be left alone
inside the unit unattended. No other pets allowed. Unauthorized pets subject to $300 fee
and immediate removal from the unit.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-No fire pits. $250 fee for violation.
-Home is in a wooded location. Please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
-Parking Limit: 2 Vehicle: $100 fee per vehicle will be imposed for violations. Please contact Bretton Woods Vacations if you have any questions.
- Rates are based on standard occupancy of 2 guests per bedroom. Additional guests, if allowed in the specific property, incur a $25/per person nightly surcharge. As long as the correct number of guests is provided at booking, this is included in the total rate shown at booking! Children under the age of 2 do not count toward occupancy.
