### Spacious Elegance: Two Living Spaces in One Home

Our home is the perfect winter retreat, featuring two separate yet cohesive living spaces, each with its own bathroom and bedrooms, perfect for large families or two groups travelling together  
  
Enjoy the warmth and comfort of our fully equipped home, featuring board games, video games, and a cozy book collection. Sink into quality beds, and whip up meals in our well-appointed kitchen and kitchenette  
  
A perfect launch pad for exploration, our house is at the mid-point between Toronto and Niagara Falls!  
  
You will have the entire home to yourself, including the entire upper level and the basement, including:  
  
\- Fully appointed kitchen and kitchenette with various appliances for home cooking.   
\- 3 bedrooms upstairs and 2 bedrooms downstairs  
\- We have a crib and an extra bed in storage for guest convenience. Let us know if you need them. There is a $25 and $30 fee  
\-Baby bath and high chair are available upon request (free)  
\- Workspaces both upstairs and downstairs   
\- Xbox Series X, Super Nintendo, Nintendo Switch 2 and an Xbox One featuring a large game library.  
\- Well-stocked coffee and tea stations for your enjoyment.  
\- Extensive collection of board games and puzzles.  
\- A large library of books.  
\- Modern appliances: fridges, stoves, dishwashers, washer, and dryer.  
\- Thermostat for central heat and air.  
\- High-speed reliable wifi.  
\- BBQ, patio furniture, and a hammock for outdoor enjoyment.  
\- Enjoy a meticulously clean and safe environment for you and your family.  
\-The pool and splash park are open from early June to early September  
  
No one will be at the house except for you and your group. You will have it entirely to yourself.   
  
Nestled in the Mountainside neighborhood of Burlington, it’s quiet, safe and family-friendly with lots to do.   
  
The neighbourhood has a serene ambiance with Mountainside Park just across the street, providing a beautiful forest and nature trail for leisurely walks.   
  
It also features the Mountainside Recreation Centre, boasting a massive swimming pool and waterpark. There’s many restaurants, a movie theatre and an escape room all within easy walking distance. Enjoy the location and quiet surroundings. Our welcome book will ensure that you don’t miss anything!  
  
Our home is centrally located in Burlington, in a perfect central location to visit downtown Toronto and Niagra Falls!   
  
There’s quick access to all major highways and it’s an easy walk to restaurants, activities and shopping in the area. If you’re heading to Toronto or Niagra Falls, the GO Station has regular inexpensive trains and is just a 5 minute drive away.  
  
There is parking for 6 cars. There are two separate driveways and each can park 3 cars.   
  
\-The pool and splash park are open from early June to early September  
  
House Rules:  
1\. No parties or large gatherings  
2\. Please remove your shoes  
3\. No smoking inside  
4\. No pets  
5\. Please be careful with our white oak floors, avoid spills/ scratches  
6\. Local government regulations require that guest\`s provide their home address and agree to the house and neighbourhood rules prior to arrival.  
  
Failing to agree to or follow the house rules can result in your reservation being cancelled without refund.   
  
SNOW AND ICE:  
Our cleaners shovel as part of the preparations for your arrival.   
In case of snowfall or ice during your stay, we do not provide snow removal service  
\-A shovel is outside by the front and back door for your convenience.  
\-If the walkway gets slippery, we have sand and a scoop in a bin by the door.  
\-By booking, you understand that you will need to manage snow and ice during your stay. We assume no liability for slips and falls,

6\. Please be careful to protect our white oak floors, and do your best to avoid / clean up any spills and avoid scratches  
7\. As part of the City of Burlington licence regulations, guests are required to provide their home address and acknowledge receipt of the \`Renter\`s Code\` prior to check in  
8\. Guest\`s must acknowledge that they have read and agree to comply with all of the house rules prior to check in, or their reservation may be cancelled.

We are five long-time friends that look for a space to spend a few days together over the year, and we found a lovely version of it here! The open concept living, dining & kitchen space was perfect for us to be together while cooking and hanging out, and we each had our own large and comfy bedroom which was such a treat. Simon was extremely responsive and communicative with all of our questions as they came up before and during our stay, which was very reassuring. A well equipped, cozy home for our late autumn getaway!

#### Perfect place for our trip

This house was perfect for our trip. We had young kids and elderly in-laws so we were able to have our in-laws stay on the main floor to avoid stairs and then we took the basement with the kids. We spent most of our time in the main living room and kitchen and were able to cook nice meals, play games and visit. The house was very clean and we had everything we needed to be comfortable. Beds were very nice and we all slept well. Kids enjoyed the puzzles, games and outdoor lawn games. Hosts were friendly and easy to communicate with. They checked in on us to make sure we arrived safely and had everything we needed. They were responsive with questions we had. Burlington is a great hub if you want to take day trips- took us about an hour to go into Toronto for museums but also about an hour to go to Niagara Falls. The house is walking distance to 2 small playgrounds and a quick drive to all levels of shopping and grocery stores. Very convenient!

#### This place is incredible.

Wow, what an experience, our host was so quick to respond, so very helpful, everything was set for a perfect vacation, I would highly recommend this place. The location ws perfect, I love the neighborhood, so quiet, parks close by, walking trails. The set up in the home was great, the amenities, the host thought of everything. I will be back next year.

#### One of our favorite vacation rentals ever!

We have been using VRBO for over 15 years. We have had some great rentals, some gross rentals, and some absolute disaster rentals. This property is in our top 5 favorite rentals ever! Here's why: 1\. The owner was an outstanding communicator! We have had rentals where we were scrambling to get in touch with the owner just to gain access to the property. Simon was the opposite of that! He communicated frequently every step of the way. He contacted us several days in advance just to make sure we had everything we needed. 2\. We are American. We had no idea Victoria Day was even a thing! Sadly, our arrival date was on Victoria Day. All the stores were closed. Simon scrambled to help us locate something so we could at least get a day's worth of groceries until things reopened. Also, the house was already fully stocked with coffee (you would be surprised by how few rentals find this a necessity!), lots of spices, plenty of toilet paper, paper towels, etc. They even had big bottles of olive oil and balsamic vinegar available. That NEVER happens! Needless to say, our first night had a very "Mediterranean" feel. :) 3\. The pillows. . . we might be pillow snobs. We never find rentals where the pillows meet our standards. Simon's rental had an array of options. All 4 of us were able to locate a pillow that met our individual needs. Our necks and sleep scores were thankful. 4\. Close to Costco, Walmart and the train. 5\. Fully stocked games & entertainment. Thank you, Simon!
