Rooftop Hot Tub, 3BR, Sleeps 12, Fountain Square

Picture sunset from your private rooftop lounge, a midnight soak in the hot tub, and a vinyl record spinning through the Sonos system back inside. Lexington is our designer group home in Fountain Square, Indianapolis, with 3 bedrooms, 3 bathrooms, and room for up to 12 guests.

We designed Lexington to feel nothing like a typical rental. Instead of one living room, you get several gathering spaces across three floors, with curated collections and premium finishes throughout.

Up top, the private rooftop lounge has skyline views and a wet bar, so you can mix cocktails and stay under the stars without trekking downstairs for refills.

Inside, you'll find hundreds of vinyl albums to browse and play through the Sonos sound system. There's also a game console, board games, books, and an indoor fireplace for movie nights when the weather turns. Guests have told us it's the best Airbnb they've ever stayed in, and we'd love for you to see why. Whether you're here for Indy 500 weekend, a corporate retreat, or a group celebration, there's room for everyone to spread out.

BEDROOMS & BATHROOMS

3 bedrooms | 3 bathrooms | Standard beds for 8, sleeps up to 12

• Bedroom 1: King bed, blackout shades, smart TV, walk-in closet, and ensuite access to a walk-in shower
• Bedroom 2: Queen bed, smart TV, dedicated workspace for remote work, and a closet
• Bedroom 3: Queen bed, closet, and easy access to the full hall bathroom
• Second-floor common area: Two twin-size Murphy beds that tuck away when not in use
• Guests 11-12: Sofa, futon, and/or air mattress

All bathrooms are stocked with plush towels, a hair dryer, shampoo, conditioner, and body wash, so you can pack light.

KITCHEN & DINING

The chef's kitchen on the main floor keeps the cook right in the middle of the action. You'll cook on a gas stove with professional-grade stainless-steel appliances, and there's a full-size refrigerator and freezer, a microwave, a dishwasher, a wine cooler, and an under-counter ice maker. The cupboards are stocked with pots, pans, baking sheets, and cooking gadgets. Your morning starts at our coffee station, which has a drip brewer, filters, and fresh grounds. Past guests often leave spices, oils, and pantry staples behind, and you're welcome to use them.

OUTDOORS

The rooftop lounge is where the magic happens. You can unwind in the professionally maintained hot tub after a race day or a long walk around the neighborhood, then take in the skyline views at sunset. The porch is made for sunrise espressos, and the fully fenced backyard has a patio, outdoor dining area, and a BBQ grill. Your four-legged companions can enjoy the fenced yard too, with built-in dog crates and pet beds waiting for them.

THE NEIGHBORHOOD

Lexington sits in Fountain Square, one of Indianapolis' most walkable entertainment districts. You can stroll to nightlife, breweries, and restaurants within a short walk. Downtown Indianapolis is close by for dining, concerts, museums, and live events, and you'll be near Lucas Oil Stadium and Gainbridge Fieldhouse for Colts and Pacers games. The Indianapolis Motor Speedway is about 20 minutes away, depending on traffic, which makes us a great base for Indy 500 weekend. We're also close to downtown convention spaces if you're in town for GenCon or a conference.

GOOD TO KNOW

• Check-in: Self check-in with a smart lock, and our detailed house manual answers questions before you have to ask. Luggage drop-off is available when possible.
• Parking: Free parking on the premises, plus free street parking.
• Stairs: The home spans three floors, with the rooftop lounge and wet bar on the third.
• Provided: Bed linens, towels, kitchen basics, dishes and silverware, Wi-Fi, air conditioning and heating, plus a washer and dryer.
• Pets: Welcome with our prior approval.
• Extra guests: Standard beds cover 8 guests. A fee of $75 per additional guest, per night applies for guests 9-12.
• House rules: Please observe quiet hours so our neighbors can enjoy their evenings, and note that parties and unauthorized events aren't permitted.
• Hot tub: We have it professionally maintained between every stay.
• Long stays: Long-term stays are welcome.
