Lakefront Getaway at Swan Seymour w/ Kayaks

Listing Description:
Custom lakefront home on a flat lot with year-round water, just off the main channel 5 minutes from Beach Island Marina and Boathouse at 33. Seven bedrooms sleep 21 (three kings, three queens and a bunk room for nine), 5.5 baths, hot tub plus an indoor heated swim spa, ping pong, foosball and several covered porches. Big dock with a covered and an uncovered slip, kayaks and paddle boards, and a gravel path you can drive to the water. The owners live in the other home on site.

The Space:
THE HOUSE
All seven bedrooms are on the main level with the kitchen and living areas; the master has its own bath, and the other bedrooms share baths between the two wings. Spacious kitchen with a standard coffee maker and a K-Cup brewer, dishwasher, two fridges (plus one downstairs and one at the dock), stove, microwave, toaster and a dining table. Three sets of washers and dryers. Hot tub on the porch and a heated indoor swim spa downstairs. Ping pong, foosball and other games are available. Weber gas grill at the house and a second grill at the dock (we supply the propane), fire pit (we supply the firewood), cornhole boards, outdoor shower, Samsung Smart TVs throughout (sign in to your own streaming apps; there is no cable), and KUB Fiber Wi-Fi. Several covered porches look over the lake. The owners live in the other home on the property and keep to themselves; the barn and the garage are private.

GETTING TO THE WATER
A marked gravel path runs along the side of the property straight to the dock with no steps: drive down, or walk it in 5 to 10 minutes.

KAYAKS & PADDLE BOARDS
Eight kayaks and a few paddle boards are included, racked near the dock; please return them with the paddles after use. We do not supply life jackets, so bring your own.

DOCK & WATER
The dock is big and sits right off the main channel: guests use the right side, with one covered slip and one uncovered slip (one boat each). The left side is the owners' and the top deck is off limits. Several of our rental pontoons stage here, so our staff may come by to move one. Year-round water; TVA lowers the lake in fall and raises it in spring, so levels change through the off season.

BOATS & TRAILERS
Launch before you drive in: Swan Seymour Rd is a curvy single-lane road. Beach Island Marina has a launch, and the free Judge Willard J. Brogan TVA ramp (5697 TN-33, New Tazewell) is closer by water. The marina can usually hold your trailer (confirm with them), and we have two nearby places of our own; we send the details once you book.

PONTOON RENTALS
$325 per day plus a $50 insurance fee and tax, delivered to the dock with a full tank. Book online at least a week ahead to guarantee delivery (the link is in your booking messages). Operators need a valid boater's license or a birth date before January 1, 1989. Boats stay in after dark (insurance rule) and come back with a full tank. Adult life jackets are included; bring kids' sizes.

TUBES & LILY PADS
Two-person tubes ($60 per day) and 15 x 6 ft floating lily pads ($40 per day) can be added to any stay. Reserve a week ahead and they will be at the house when you arrive.

Guest Access:
The whole house is yours; the barn and garage are private. Up to 7 cars and 2 boats (one covered slip, one uncovered). The right side of the dock is yours; the left side is the owners' and the top deck is off limits.

Other Things to Note:
-Check-in 4 PM, check-out 10 AM. Early check-in from 1 PM is sometimes possible when the cleaning schedule allows; ask and we will try.
-You must be 25 to book.
-GPS often sends people the wrong way here. Use the Google Maps app, and we send turn-by-turn directions before you arrive. The driveway is about a quarter mile of gravel.
-Included: all linens, bath towels, pots, pans, utensils and baking sheets, plus a starter supply of dish soap, dishwasher pods, paper towels, one roll of toilet paper per bathroom and trash bags. Shampoo, conditioner and body wash are provided. Bring extra paper products and trash bags, detergent, and beach towels for the hot tub, swim spa and lake.
-No pets. No parties or events. No smoking inside; outside with the door shut is fine. Quiet hours 10 PM to 8 AM.
-One outdoor security camera monitors the driveway; there are no cameras inside. The hot tub and swim spa have no lock, so keep an eye on kids, and keep the hot tub cover on whenever it is not in use.
-Nearest grocery store is Food City, 15 minutes away.
-Month-to-month stays are available in the off season; message us.
-No refunds for weather or lake levels.
