My nightly rate is $1,500 per night ($1,650 peak summer) and a $350 cleaning fee. Not including the fees. \*February school vacation week is still available. February 22nd to the 27th. Ask me about weekday, multi day rate discounts!\* This home is set back in the middle of 7 acres. Walking trails on abutting 16 acre conservation land, swimming, sauna, hot tub, pond for fishing and a huge yard for outdoor games. When booking please keep in mind this is a 400 year old home and has antique character. It is not a new 5 star hotel. It is old and not perfect, it has old farmhouse New England charm, the paint isn’t perfect, the windows are not perfect but it has modern amenities and newer furniture. I did recently shut the water to the soaking tub off in the master as too many guests were overflowing the tub and I have repaired/replaced the ceiling below 3 times. This is a 7,000 Square foot luxury home with an indoor heated pool, hot tub and sauna. There are 10 acres of a perfectly manicured lawn and pond. So much land for snowshoeing, cross country skiing, tag football, ultimate Frisbee, with additional conservation land hiking trails. There are multiple bedrooms with multiple beds to accommodate large groups. Features also include home theater with large screen TV, a ping pong table, patio for cookouts, a pond for fishing, the large yard accommodates a place for kids to run and play, yard games, a conservation parcel abuts with hiking trails, but winter will offer snow shoeing & x-country skiing. PLEASE DO NOT INQUIRE ABOUT WEDDINGS!!! I cannot host any weddings on my property. No exceptions. This home is only suitable for low key family style vacations. NO WILD PARTIES!!!. To clarify what a non allowed event is, it would be a large gathering for more than the allowed 24 guests which would include a band, DJ, lots of cars, noise etc. That is not allowed. It is NOT considered an event if you have a corporate retreat, a yoga retreat, a low key Bachelor or Bachelorette weekend with 24 or less people, a family birthday party, wedding anniversary, etc. Anything being celebrated at the home within the allowed 24 guests is NOT considered an event and IS allowed. I can only fit 10 cars max on the property. \*\*Due to having too many issues/damage/broken house rules, etc. I have very strict rules about specific age groups, this is NOT a party house. Before booking, please outline the ages of your group and please offer as many details about your stay. I also highly recommend taking out the insurance for a more flexible cancelation option. House is very old and unique but cool. Only downfall was ants in a few places (not a big deal so didn't reach out about them) and the incredible amount of rules to follow. My siblings and our families brought our parents here for their 80th birthday. The house was a wonderful combination of the character of the old house with modern touches. The kitchen had everything we needed to make a nice dinner and gather. The house was clean and comfortable with plenty of room. The pool was a big hit with the kids and adults. The grounds were beautiful with walking trails, a pond and beautiful outside seating areas. Can't say enough great things about our stay here. The host was extremely quick in her responses and communication was excellent! Issues did arise ut Chelsi responded very quickly. The kitchen is modern w room for lots of cooks. We made use of most of the amenities -pool, sauna, theater room. Location is great- near beach and rail trail, and short distance to rye, Portsmouth, kittery . Easy distance to commencement and packing but close to the ocean to enjoy down time and relaxing together. Kitchen easily feeds 10 people with 3 different seating options for meals and plenty of grazing room. Indoor pool is lovely and warm, sauna was hot and easy to use. 4 staircases and 6 bedrooms many with pullout couches in addition to the comfy beds. We had a great reunion. The house was wonderful and the host was amazing! We didn't get to do much exploring outside due to rain, but we had plenty to do with the indoor pool. Each year we go away together as my gift to them. This home was a perfect spot for our group. Adults could enjoy games in the spacious kitchen while children enjoyed the theater or karaoke in the other end of the spacious house. The indoor pool was fabulous and many memories were made over the weekend. While it has been updated over the years, most of the original layout remains intact. There are lots of rules, but none are unreasonable, and there is a lot to know simply because it is a very large, historic home. This house feels warm and welcoming. It has tons of windows offering lots of light and lovely views from every room. There are six bedrooms upstairs, and the room off the pool that contains the sauna has a connecting bath and can be used as a bedroom (trundle). There are pull out sofas in some of bedrooms, and the study and family room downstairs. The layout is unique and fun to explore. Access to downstairs from a couple of bedrooms while others are still sleeping required a little figuring out but we found our way -- part of the charm of an older house! The beds by all accounts were very comfortable. The master has a newly renovated bath that can be shared, with three others upstairs positioned nicely so that none are overloaded. Although temps were in the teens while we were there, the house was warm and cozy with thermostats set at only 65-67\. The kitchen was our favorite hang out spot and plenty big enough for our group of 17, but there are so many other spaces to spread out too. And of course, there's the pool! The host, Chelsi, was so kind and responsive. We hope to come back again, but in warmer weather next time! We had our annual friends weekend away & Chelsi’s house was the perfect setting for it all! So spacious, there was a room for everyone to do just what they wanted! Pool, hot tub & sauna was a fun added bonus! The theater room was great for the guys who wanted to hang there! Kitchen was really well stocked & had so much room for us all to gather. Beds were comfy & all the linens were cozy too! We had a great time & hope to come back! My sister and I hosted a girls’ weekend with 15 friends. Chelsi’s house was perfect to accommodate everyone! The house was beautiful, there were plenty of beds and bathrooms for all of us, and we had the best time! Chelsi was also super great/quick with communication when I had a question! She entered the house at 5pm on Saturday night to spy on our evening. She did not respect our privacy by entering the house on Saturday for an extended period of time. She is going to claim we had a party but that is an inaccurate depiction. We had 19 people staying at her rental vrbo that is listed for 24 guests. So we had less than the allowed number of guests. She is looking for renters to pay for her routine maintenance. She is trying to claim that the diving board was damaged by our group but we have proof in photos taken upon our arrival that the diving board was damaged before we arrived and appears to be well past its useful life. Probably 20 years since it was first installed. Useful life appears to be 7-10 years based on top manufacturers warranty. Homeowner has no photos of the condition before we arrived/after last renters. If she wants to try and claim this she should provide photos of the condition before we arrived, the date of install, the manufacturers warranty and product data, Luckily we have a photos from when we arrived at the house showing clearly the board is damaged and leaning forward vs. the photos from the listing that show the board as level. You invaded our privacy. One bathroom was completely unusable with 1 day warning and no discount given. Master bath tub not useable but advertised in her photos.
