This hotel is THE perfect stay in Rome! The location is super convenient for walking around to see all the sites.
As for the rooms, it's kind of motel style in that the buildings are detached and all doors go directly outside. Personally I loved it and the area is perfectly curated to suit the "Garden" style. Good water pressure in the shower and they have a huge breakfast available every morning.

Ideal location but some issues
Nice stay. Rooms very dated but so is Rome so not a big deal. Ridiculously small shower and im not massive! Location is great if you dont mind a walk...nice and quiet which is nice after a full day in the centre of Rome.

Nice stay. Just a block down from major bus routes and stops. This made it easier to get around.
The breakfast staff and food was fantastic. It was a nice selection. Very old but cool buildings. Make sure to have euro cash ready for city tax at checkout.

Good stay for the price. Onsite parking is available (for a small daily fee). Be aware that depending on your room, you may not stay at the "official" hotel but instead at what seems like a BNB in another building across the street. Room itself was fine for the price, room was cleaned daily, etc. Great location in the city. Overall - fair for the price.

This hotel is very old. Beds, bathrooms, etc are very old but are maintained. If you're used to staying in nicer hotels then this may not be the place. However, the breakfast was great and staff was very helpful. We stayed with our autistic kids and the staff was very supportive.

Great location for exploring Rome
This was the final stop in our trip around Italy. The location is about a 20 minute walk from Termini station. From the hotel there are numerous close tram and bus stops. Subway station is maybe 10-15 minutes. There are a couple small markets nearby as well as a gelato place close by across the street. There are bike lanes right outside the gate of the hotel.
Now the room. Our room did not look like the pictures online. There seems to be some sort of restrictions in turning the AC down. We are used to arriving and turning the room into an icebox. Now keep in mind Rome was exceptionally, unseasonable warm during our visit. So not being able to cool the room made it difficult to get comfortable. Our was a first floor room with no screen to keep bugs out so leaving a window open wasn’t an option.
The staff were wonderful. They did the best the could to explain the limitations on cooling the room. They provided some exceptional recommendations for dinner spots. We enjoyed every one of them.
Property is pretty much in the center for almost anything. Public transportation within a few minutes' walk be it rail lines surface and subway and buses. There are restaurants nearby some are close enough to walk and some in a few minutes bus ride.
The hotel is not central but in a nice area. We were placed in a strange room with stained glass window - we asked to move but this was not accommodated. The room was very cold at night due to the huge glass window which fitted badly.
The breakfast however was very good

Cleanliness ok but warm uncomfortable room with poor beds and the duvets did not even have covers. Air con did not work. No lift was unfortunate. Very small breakfast room although food acceptable. Would not stay again.
Absolute joke of a hotel. No Air conditioning, blood stained bed sheets, one television channel, no elevator to the room - huge outdoor staircase. Pull out couch which was not listed. The shower was smaller than a telephone booth. The refrigerator did not work. They claim to take Amex then complain when you use it and pretend like it doesn’t work.
The staff were very friendly. Our room was in a separate building up a nearby street. It was very secure with a locked gate to access and the paths and gardens were well maintained. The stairwell could do with a little tender loving care, but we were pleasantly surprised by the rooms which had clearly been completely renovated recently. Excellent powerful and hot shower, firm bed, aircon, mini fridge, keypad operated safe and good sized wardrobe.
No tea/coffee making facilities in the room, but some espresso cups and coffee provided which could be made in a shared kitchen.
The breakfast was nice with some fresh fruit, croissant, bruschetta, cereal, eggs, bacon, etc. and the garden was lovely to sit in to eat it (albeit a lot of wasps also wanted some!).
The location was on a busy road about a 40 minute walk from the Colosseum but there was a reasonable selection of restaurants within a 10 minute walk.
A good base to see Rome if you are happy to be 30-40 minutes walk from the main tourist attractions. We had a very nice stay here.

Good basic hotel in quiet location
We stayed for 4 nights in an Annex room. The good: clean, quiet area, good breakfast. Service was fine.
The ‘Annex’ is in fact a 5 minute walk away in a separate building on another road. It’s more like a 1920s apartment block where one of the apartments has been turned into rooms. Four keys are required to access the rooms up a beautifully kept walkway. Whilst is is quiet and away from traffic the walls are very thin and room to room noise is a problem. The rooms are tiny with barely enough space to walk around the bed. The beds were solid and hard. The bathroom was tiny but had lots of hot water and a good shower. The air conditioning was a welcome relief. The location is outside the city walls and whilst public transport is good it is about a 30 minute walk to places like the Trevi Fountain. The main hotel may be better but we didn’t see any of the rooms there.
