This inviting space features a generously sized living room, perfect for relaxation or socializing. With two cozy bedrooms accomodating up to a maximum of three guests, it's an idea retreat for both small groups, families and couples. The kitchen, boasting a lenghty layout, provides ample room to cook and it is filled with all necessary equipment to prep meals. The bathroom ensures functionality and contains all the essentials. Immerse yourself in the heart of the city, with the Duomo just minutes away, making your stay comfortable and convenient. Upon arrival, our guests will find a courtesy kit to meet their first needs (toilet paper, soap, shampoo, etc.). The apartment is located in a restricted traffic zone. Check-in is by appointment from 2:00 PM to 8:00 PM. For arrivals after 8:00 PM, a supplement will be applied. Service limitation: Air conditioning in Italy is regulated by national laws that set a minimum temperature of 20°C and a maximum of 22°C. The temperature values ​​allowed in our apartment are 19°C (+ 2°C tolerance) up to a maximum of 21° C. Based on Decree no. 383 of 6/10/2022 of the Ministry of Ecological Transition, for the winter season, the period of switching on the systems for the Municipality of Florence is allowed from 8 November to 7 April, for a maximum of 11 hours per day. Pay attention to your house keys. In case of loss or non-delivery of the keys, a cost of 50 Euros will be charged for replacing the lock for security reasons. For urgent interventions caused by the guest outside office hours (from 10pm to 8am) a payment of EUR100 will be required As per italian law n°214/2011 (art. 40.1) the italian police require us to report our guests' identification details. The info that guests are required to provide include a valid ID and resident address. To ensure maximum comfort for all guests, we recommend using the shower one person at a time. HEATING REGULATIONS: In accordance with Decree No. 383 of October 6, 2022, issued by the Ministry for Ecological Transition, for the 2022-2023 winter season, the Municipality of Florence is permitted to operate heating systems from November 8th to April 7th, for a maximum of 11 hours per day. The permitted temperature in our apartment is 19°C (+ 2°C tolerance) up to a maximum of 21°C. It is spacious and comfortable. It was very hot outside, but the air conditioning worked well. The washing machine worked well, and there were plenty of hangers to hang the clothes to dry. Inside the apartment was clean. We didn't realize that the apartment was on the top floor, with over 70 stairs to get to it, until after we arrived. When we were leaving there was a very nice man cleaning the stairs who helped us carry our bags down. There were a few accumulated dead bugs in the stairs, but it is an old building, and they obviously clean the stairs on a routine basis. We did not see any live bugs inside the building. The host is very responsive. The map on the listing is not accurate, and Google maps is wrong when you search for the address. It would have been helpful to know the apartment is about a half block further down the street before we arrived, and to have accurate expectations about the stairs. Knowing these 2 things in advance would have resulted in a 5 star rating. I felt like the place was a good value, with restaurants, shopping and Duomo very close.
