VR-24-0025 Welcome to our charming River Hideout cabin on the river in the tiny mountain town of Raymond, Colorado Between Estes Park and Lyons, just 6 miles south of Allenspark, our cozy 2 bedroom, 2 bath getaway is great as a quiet retreat or as a comfortable base from which to explore the best that a Colorado vacation has to offer. At River Hideout you can fish off the back patio, BBQ on the deck, hang out in the new hot tub while you listen to the river or watch the moon rise over the cliffs across the Middle St. Vrain River while you enjoy a campfire and roast marshmallows. Hike in Rocky Mountain National Park just a few miles down the Peak to Peak Highway, a designated scenic highway or visit Estes Park just 22 miles down the road and shop, ride the tram or mini golf. This cabin on the river is conveniently located close to rock climbing, fishing, horseback riding and skiing at nearby Eldora Mountain Resort. This quaint cabin is your perfect vacation choice, Just relaxing in this quiet setting is a vacation in itself. Vacation Rental Agreement- This vacation rental contract is a legal agreement between Estes Park Property Management (also referred to as the “Property Manager”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Property Manager. The Property Manager will notify the Renters when their reservation is accepted. Full payment is due 30 days prior to check-in and must be received before the lock box code and directions to the vacation rental are released. Policy: The Vacation Rental must be left picked up and the departure instructions followed. If there are difficulties following the departure instructions, the renter should notify the property manager. Reservation Policy: We, the Renters (also referred to as “Tenants” and “Guests”) agree to the following: 1. We will be completely responsible for any and all damages to the property caused by our negligence. 2. We will notify the owners of any damage upon arrival. 3. We will hold the owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of our negligent acts or omissions. See disclaimer below. 4. We will pay for any fee that is reasonably attributable to broken, damaged, or missing items. 5. Please follow the cancellation policy through the website you booked through. 6. There are no refunds for early departure or no shows. 7. There are no refunds for snow or weather conditions. 8. All rental monies are due 30 days prior to arrival. 9. All trash must be bagged and placed in bear proof trash can or cost of $100 for unbagged trash. 10. We will not hold the owners responsible for any items left after our check out if we get the request to send items back, we will charge postal costs plus $15 for packaging. 11. Lost keys will incur replacement costs of $50 12. This is not a party house. 13. This is a non-smoking vacation rental. 14. Pets are not allowed in the rental unless property allows dogs or approved by the property manager. 15. The Town of Estes Park passed an Ordinance which makes it against the law to exceed the maximum stated occupancy. 16. Please check when your check in time is. An early check-in or late checkout is subject to extra rental charges. 17. The Renter must be 21 years of age to book this vacation rental. 18. Please look at the cancellation policy. By signing this agreement, you are agreeing to the terms of the cancellation policy. We reserve the right to refuse service to anyone and can ask you to leave the property if you are rude/disrespectful or breaking any of these rules. We will not be responsible for accidents or injury to guests or for loss of their money, jewelry, or valuables of any kind. Disclaimer: Renters understand that the Property Manager is not responsible for any personal injury caused by slipping on snow or ice, and that tenants are responsible for the removal of snow and ice around the doorways and paths to car, to include the parking area. And further that the homeowners are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from foul, inclement weather conditions, acts of god or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove snow around access areas, or any unforeseeable circumstances. Under no circumstances will tenants or their guests hold the owners of the vacation rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm. By booking this property you are agreeing to this agreement and disclaimer applies to Renters and all guests in the Renters’ party. I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all conditions stated herein.

We really enjoyed the quaint, cozy cabin, it was perfect, the bed was one of the most comfortable and my wife loved all the extra blankets. Great communication also.
This cabin was amazing. Right next to a mountain stream. Extremely comfortable bed and everything you need to relax and get away from the daily grind. Close to Rocky Mountain National Park and Estes Park. Just a wonderful place to spend in comfort.
This cabin is a must book sray for your Rocky Mountain Colorado stay. A beautiful scenic drive through Roosevelt National park to your tranquil cabin. The host is easy to reach, answers any questions or concerns in a quick and timely manner. The cabin has multiple provisions and amenities requiring little things to be brought or bought. If there items you still need, the cabin is close to Lyons market, or stop by Longmont for any extra needs and or wants.
Backyard is awesome! Hot tub on deck was a winner. We enjoyed sitting in Adirondack chairs along the rushing river. Beautiful! Wish there had been wood provided for the fire pit.Be aware upstairs is one room, with both beds in same room and no bathroom up there. Lots of towels and blankets available. Kitchen well stocked, but coffee pot troublesome.There was no instruction booklet in house as the manager kept referring to.
