Being only a 15 minute drive from Penrith and the M6, it is easily reached and holidaymakers flock to the pretty village to admire the scenery, sit outside with a refreshing pint at one of the Inns serving locally brewed ales, enjoy afternoon teas on the banks of the river or to wonder around the shops. Home to the Ullswater Steamers, enjoy a leisurely cruise around the lake, jump off at Glenridding, Howtown and Aira Force to explore a different part of the lake or continue your journey on foot taking in part of the Ullswater way, a 20 mile circular route around the lake. Roxby has an enviable location where the garden stretches to the banks of the River Eamont which continues its journey past the cottage to Lake Ullswater. Being all ground floor, the bungalow provides spacious family accommodation perfect for those who struggle with stairs. Furnished and equipped to a high standard guests can relax in the spacious lounge, on warm, sunny days, open the picture windows framing the view over the garden to the river and bring the outdoors in or enjoy a glass of wine on the patio next to the river. Linger a while with a cuppa in the bright, sunny breakfast room and plan your days adventure. On the days you prefer not to cook in the well equipped kitchen, head into Pooley Bridge, a 2 minute walk and dine at one of the inns, cafes or bistro. Its location is superb, 2min walk to Pooley Bridge and the shops and pubs, 3min walk to the ferry. Its surroundings are so peaceful and the river is just stunning, along with all the wonderful wildlife it brings. We could've watched it all day! We arrived during storm Amy, which was wild, but the river stayed where it was meant to be! The house is brilliantly laid out, beautiful decor, and was spotlessly clean. Lovely hot power showers in the ensuits. All the utensils seemed new. And sharp knives! What can I say. We loved it and will be back. Its not especially cheap but when you compare with some other properties in the area its good value for money. From a partner site ### 10/10 Excellent Mar 13, 2026 #### A Special Place For A Special Anniversary We choose Roxby as somewhere for us to celebrate our 40th Wedding anniversary later this month. Roxby was perfect for it's location. Gail was very easy to communicate with and the cottage was eveything we wanted for our break. It was very peaceful despite the works going on next door. We were visited by a pair off ducks for breakfast everyday. On the last morning we were graced with the presence of a Red Squirell, what a treat. When we arrived the key safe was open, the keys were in the door on the outside and the door was wide open which was a bit of a worry, so we went in cautiously but there was no one inside. That was a bit of a worry. Because the door was open the cottage was roasting as the heating was trying to keep the place warm. There was no instructions for the heating in the folder. The vacuum cleaner was full, so we had to empty it before we could use it and on closer inspection the pipes are full as well. We tried our best to clean it out, but it wasn't our job. We have a similar one at home and it needs emptying and cleaning out each time it is used.
