The Space

A stunning home set over two levels, in Frankton, close to Remarkables Park. The living areas look out to lake and mountain views from deck and living areas; partial lake and mountain views from downstairs bedroom blocked by large tree.

This home has an open-plan living area with high ceilings and a fireplace, three bedrooms, and two bathrooms (one with a bathtub).

Bedrooms: Open-plan studio sleeping area, with lake and mountain views from deck and living areas; partial lake and mountain views from downstairs bedroom blocked by large tree.

Bathrooms: Two bathrooms. The upstairs ensuite has a walk in shower. The downstairs bathroom has a shower and bathtub combined. Suitable for the elderly.

Living areas: Open-plan living with heat pump, fireplace, underfloor heating.

Kitchen: Fully equipped with electric stovetop, electric oven, extractor fan, inverter microwave, higher dishwasher, higher fridge freezer h-r.

Balcony: There is a balcony with a table and two benches.

Let us know your preferred configuration at least 3 days before arrival. Changes requested after check-in incur a fee of NZD $100 per bed plus a NZD $10 call-out fee, which covers our external cleaners coming to rearrange beds and fit new linen.

Other Things to Note / Good to Know

Stairs: Internal stairs only, 14 steps

Water: Runs on a hot water cylinder (250 L) with a set amount, so larger groups should space out showers. If the hot water runs out, please allow 3–4 hours for the tank to reheat

Power: Running too many appliances at once may trip the power

Fire alarm: Sensitive, so please take care when cooking and have the extraction fan turned on

Extra linen and a mid-stay clean are available for a fee.

A BBQ can be arranged for NZD $60, covering the gas bottle, BBQ use, and a professional clean afterward.

Baby Bundle (portacot, high chair, baby bath) is available on request for NZD $50.



Please make all requests at least 3 days before arrival — later requests incur an additional NZD $10 call-out fee.



The first round of amenities is complimentary. If you're staying more than 5 days, we'd recommend picking up extra during your stay.



House Rules

Maximum of 6 guests, with children aged 0–2 staying free.

At least one guest must be over the age of 22

No pets, parties, or smoking/vaping indoors — and please, no glitter

This property is in a residential area; quiet hours run from 10:00 PM to 7:00 AM.
