The space

Welcome to 'Coco Cottage!'

This stunning home is beautifully done with updated finishes throughout, an open-concept floor plan with chef's kitchen with quartz counters and island with breakfast bar seating (4), gas fireplace, 3 porches, BBQ grill, 2 master bedrooms, a spacious newly finished third floor bunk room with living room + full bathroom + wet bar with sink and mini fridge + 6 bunks!

This ultra desirable home is ideally located in the center of the Watercolor community, just steps to Camp WaterColor, offering the perfect balance of convenience and privacy!

Coco Cottage can accommodate up to 20 guests and has 5 bedrooms and 5 full bathrooms + multiple sleeper sofas.

The first-floor has a queen bedroom which is ideal for anyone who doesn't want to climb stairs. This bedroom has private access to the front porch where guests can enjoy a morning cup of coffee or an evening cocktail in the rocking chairs. There is also a full bathroom on this floor. The spacious main back porch walks right out to a private patio and then onto the playing field / green space of Camp WaterColor and overlooks a beautiful pond - the perfect place for a peaceful retreat!

The second floor has three additional bedrooms, each with its own en suite bathroom and TV. The first master bedroom has access to the back upstairs screened-in porch and a newly-renovated spa-like bathroom with oversize glass shower, separate soaking tub and dual vanities. The second king master suite also has an en suite bathroom and grants access to the upstairs back porch. The last bedroom on the second floor has two queen beds and a private en suite bathroom.

The newly-finished third floor has a full living area with TV and wet bar with mini fridge, a private en suite bathroom with large glass shower, and 6 single bunk beds making it easy for families with children to spread out!

Guests will be provided with complimentary amenities access passes to enjoy all of the fun that the WaterColor community offers! From Camp WaterColor and the newly renovated WaterColor Beach Club to the 9+ community pools, tennis courts, pickle ball courts, market shops, distinct eateries, nature trails and lush landscape, you'll fall in love with this town! Take a short bike ride to the town of Seaside, one of the 30A's most iconic areas, to enjoy more local dining, shopping and entertainment.

Also located just one block from the home is the WaterColor Publix grocery store, and additional shops and dining options.

This house comes with a maximum of 12 wristbands, which per the WaterColor HOA limits the number we accommodate even if there are sleeping arrangements in the home for more. Children under 5 are not required to wear a wristband so are not included in this number.

FIRST FLOOR
-1st bedroom: Queen bedroom + front porch access + full bathroom right next to the bedroom
-2 sleeper sofas in living room

SECOND FLOOR
-2nd bedroom: First king bed master bedroom + en suite bathroom with dual vanities, glass shower and soaking tub + access to screened in porch
-3rd bedroom: Second king master bedroom + en suite bathroom + access to screened in porch
-4th bedroom: Two queen beds + en suite bathroom

THIRD FLOOR
-5th bedroom: 6 single bunk beds + en suite bathroom with oversize glass shower
-Wet bar with sink and mini fridge
-Additional living space with couch and TV

There is also a pack n' play provided at no charge if needed.

Guest access

Guests will have inclusive access to the new Camp WaterColor facilities! It takes about 1 minute to walk there from the house, about 6 houses down! The ultra desirable location of this home is amazing! The entire Camp WaterColor establishment is geared towards kids and has: main butterfly pool with monarch slide for older kids, caterpillar pool (zero-entry + children's area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant and bar, basketball court, playing field (just off the back porch of the home), and playground! It also has food/drink service available.

Additionally, guests will have access to the newly expanded + renovated WaterColor Beach Club. It features a huge main pool and lounge area, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has food/drink service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf!

Other things to note
-Beach chairs through WaterColor Beach Club should be reserved in advance.
-In order to receive the proper number of amenity wristbands, you must enter the total number of people in your group upon booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost. Watercolor requires guest contact information for Watercolor wristband registration.
-Weddings and other similar events not allowed at this home.
-Check in is 4:00 PM & check out is 10:00 AM. These times are enforced and late check out may be subject to another day's rental fees.
-Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay.
-All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian.
-Smoking is strictly prohibited.
-LSV/golf cart is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the LSV/golf cart battery dying because of the renters not charging it will be charged to the renters.
-Damage that occurs will be collected from the renters.
-Southern Holiday Homes can not be held liable for any damage or injury to any persons caused by LSV/golf cart, bikes, pools, or other amenities provided to guests.
