To start, you won’t have to worry about losing a key, entry through keyless entry keypad with a unique code personalized per individual guest stay.
This home is located in the heart of the quiet residential community of Sebastian FL, with quick access to the activities you came to enjoy. The beach is 6 Miles away. Boat access, fishing piers and restaurants on the Indian River/Lagoon are 4 miles away. There are 4 golf courses within 5 miles. For the kids, George Street Park is 0.2 miles away and Barber Street Sports Complex and Sebastian Skate Park are 0.8 miles away.
The house is light and bright with lots of windows and offers a split floor plan with the master bedroom on the opposite side of the house from the other two bedrooms. This entertainment-oriented layout includes two living areas, 4 eating spaces: kitchen bar, large outdoor table, cozy breakfast table (also good for puzzle making) and dining room table with seats for ALL seven of the guests!
The beautiful pool, covered patio and sundeck are accessed through a pair of sliding glass doors. This entire area is enclosed by a screened lanai for protection from mosquitos. The pool which is heated electrically (not solar) from October -April provides better temperature regulation in the winter. The backyard still offers enough room for kids to play or the ability to pick limes when in season. The patio includes a gas grill (2 burner) as well as a child safety fence for the pool. Separate pool and beach towels for all 7 guests are included.
The family room has seating for 7 people around the 65” smart TV. (Bring your passwords for your favorite streaming services as there isn’t any traditional cable TV.) A Blu-ray player and numerous board games are also included.
The bright living room is located at the front of the house and is an ideal spot for reading or conversing.
The kitchen is equipped with a full-size stove/oven, microwave, dishwasher & ice dispensing refrigerator as well as a wide ranges of pots/pans, baking dishes, spices and seasonings, cooking oils, and cooking sprays. Also included are many small appliances for your convivence while vacationing: traditional air fryer, Ninja Foodie, traditional toaster, toaster oven, ice crushing blender, hand mixer, electric tea kettle, electric griddle, waffle maker, microwave popcorn maker, crock pot, rice cooker, traditional coffee machine, as well as a single serve Kruerig KCup machine.
The master bedroom offers a firm king bed, 42” smart TV w/Blu-ray player and work station with wireless (only) printer. The private bath (w/ lush bath towels) includes direct access to the pool, walk-in shower, walk-in closet with plenty of hangers and a luggage stand, choice of pillows, down, down alternative (soft & firmer) and feather.
The second bedroom offers a queen bed, 32” smart TV, walk-in closet with plenty of hangers and a luggage stand. Access to a shared full bathroom with tub is directly across the hall (also with lush bath towels.)
The third bedroom offers 3 twin beds (3rd bed is a low trundle bed, albeit, high quality mattress, suitable only for child/young adult) & a walk-in closet with plenty of hangers for both adult & kids clothes. Access to a shared full bathroom with tub is just around the corner.
Kids (& kids at heart!) will love the art board & are invited to leave us a piece of their creativity.
No couch sleeping
You can expect a new kitchen sponge upon arrival, laundry soap & dryer sheets or at least 5 loads of laundry, dishwasher tabs for a minimum of 7 washes, laundry stain remover, container of dish soap, trash bags, unlimited coffee filters, 2 sealed ground coffee packs, starter creamer and sweetener, variety starter pack of kcups, cooking sprays & oils, sampler hot tea, starter toilet paper and paper towels, shampoo, conditioner, body wash, & misc toiletries, cleaning supplies to use as necessary for kitchen and bath, hand soap in baths & kitchen.

You will be staying in a family-oriented, residential neighborhood. The owners have obtained a special permit from the city to allow short term rentals of this house. The permit specifies strict rules for guest limits, parking regulations, noise limits and quiet times. Any violations of the permit will be considered a major house rule violation & will result in immediate dismissal from the property with no refunds of any kind.
No third party bookings. Renter/guest is defined as person staying in the house. House may not be rented for someone else, including being rented for an under age person or person under 25 years of age. The person making the booking shall be the guest/renter.
Occupancy is limited to 7 guests by city permit. All guests must be registered, including children.
This will also ensure proper supplies and towels are left by housekeeping. Violation could result in immediate dismissal of property with no refund of remaining nights.
AC is on a stop limit switch of 69 degrees.
No parties or gatherings are allowed per city ordinances. No excessive noise that would cause annoyance to any reasonable person of normal sensitivity from 11:00 pm to 6:00 am. Strictly enforced and considered a major violation.
Noise limits are strictly enforced. We value our neighbors & the relationships we have with them and wish to maintain that while also allowing guests to enjoy our house.
No unregistered guests allowed that were not approved at the booking process. If there are questions, or you need a specific exception please message me through the VRBO to discuss prior to booking. Parties, excessive noise, violation of noise curfew could result in immediate dismissal of property with no refund of remaining nights.
Parking is limited to 2 cars only by city permit. Both cars must be in the driveway, with all 4 tires on the concrete. Cars may not be parked in yard, street or in front of neighbors’ houses. At this time, we are unable to offer garage parking to guests. Part of the garage is sectioned off & you will not have access to this part. Access to beach chairs, umbrella, pool noodles, & pool floats is therefore only available through overhead garage door from driveway.
NO SMOKING INSIDE THE HOUSE. Smoking & vaping ONLY OUTSIDE. Special “Smoke cans” will be provided for all smoking material & this trash should NOT be brought inside the house at any time for any reason. Please let us know prior to arrival if these smoke can(s) will be required.
Sand should be rinsed off prior to entering pool. If sand is found and sand removal from pool is necessary $100 cleaning fee will be assessed.
Pool controls should not be touched. This means timers, valves, & temperatures.
Camera Disclosure: There are 2 exterior security cameras onsite, doorbell & driveway camera. Covering camera and/or disconnecting the internet router are prohibited.
Failure to abide by pet policy is considered a major house rule violation & will result in immediate dismissal from the property with no refund of any kind. Violation will result in an automatic $250 fee.
No cats due to owner allergies incl service cat. No pets in pool, or on furniture, waste scooped daily. Must be outside potty trained. Peeing on a pad is unacceptable. Must be leashed/outside fence must be in a on flea/tick program. Exclusive pet towels & sheet provided for your pet use.
Trash left onsite that does not fit in the 64 gallon garbage bin or 64 gallon recycling bin, or guests’ failure to place bins at curb on designated days will result in $50 fee per occurrence. Trash is picked up twice a week & recycling is picked up once a week. Excess trash & recycling may be disposed by you at the Roseland Convenience Center (10 minutes away) for free.
Cleaning & house maintenance: Guests are expected to clean up after themselves daily. For example, wash dishes, wipe down counters, take out trash, sweep up food, clean up spills and keep rooms free from any open food (at all times) wet suits/towels and sand off the floors (at all times.)
Carpets/rugs/floors/patio should be vacuumed/swept/mopped accordingly as needed due to regular living, accidents or tracked in sand from the beach.
Expectation is that all guests are dry when entering house & not dripping water onto the floors.
Any water leaks or seepage should be reported as an emergency immediately. Failure to do so will result in collection of monetary damages from guest.
Pool toys need to be kept out of the pool when not in use so that pool can be cleaned properly & pool surface is not damaged.
All damage needs to be reported immediately, regardless of fault or failure.
Excess time spent by housekeeping due to abuse, carpet or furniture stains, spills, excess dirty dishes and/or food removal or food cleanup, and/or rearranging of furniture will result in an additional cleaning fees starting at a $150 fee.
Guests are required to clean gas grill grates after each use. Housekeeping does not maintain the grill.
Checkout is 10:00 am. Due to enhanced cleaning requirements specified by CDC no exceptions can be granted. Checkout list is posted on the refrigerator. Checkout is defined as all people and personal items out of house.
Guests will not move or rearrange furniture, furnishings or decorations.
Guests will be required to leave the residence for significant violations (in accordance with house, local, and state laws) & will not be refunded their deposit nor any remaining nights on their reservation.
We ask that you consider purchasing “cancel for any reason travel insurance.” Purchased outside of the VRBO platform.
