FOXTEL ↬ This spacious studio unit comfortably fits 1- 2 people. ↬ This Property is in a Resort that offers 2 Pools, Hot Tub/spa, Bar/Restaurant, pool table. ↬ Laundry mat. ↬ BBQ area. ↬ Short walking distance to the main street where you will find Woolworths supermarket, restaurants, bars, cafes, nightclubs, markets on Saturdays & beaches. ↬ The studio unit is very spacious with amazing top floor ocean views. ↬ In the kitchenette there is a microwave, portable stove top, toaster, kettle and bar fridge. ↬ Air con and ceiling fan in the lounge and dinning/kitchen. ↬ Flat screen T.V. in the living area, great for those who love to watch T.V in bed. ↬ There is a balcony that over looks the ocean, main street of Airlie and beaches, great spot to sit and chill with wine and cheese. ↬ Beach/pool towels are supplied. ↬ Guests can use entire place, 2 x pools, hot tub, BBQ area, restaurant, bar, pool table that's free to use, and car-parks in any level of the resort. ↬ The Reception is for resort guests that are not with Air bnb Hosts, so if you need anything please let us know and not them thanks. ↬ Although we may not have the pleasure of meeting you, the ease of self check-in means you can arrive at your leisure anytime after the check-in time, unless it is ready to go earlier, feel free to ask us in the morning of your check in, happy to accommodate you earlier if it's ready. ↬ Always there for our guests when needed, we have over 40 properties so they are our full time job and passion ❤️ We love hosting ! with over 1260 fantastic rave reviews, you will be looked after, we have over 40 properties in Airlie Beach, and have been doing Air Bnb for over 5 years now as a full time owner/manager. ↬ This Resort unit is situated going up a hill that overlooks Airlie, so the views are amazing, there’s 6 terrace blocks, this unit is in the 1st block, so it’s close to the main pool/hot tub/spa, bar and restaurant. ↬ This unit is self check in and is usually ready before 2pm, so please feel free to contact us in the morning of arrival as it might be ready for check in, we leave a key in a locked box for you to self check in. ↬ For the Mum's and Dad's that need a night off from the kids, we know of a very reputable and reliable baby sitter, also we hire out cots, high chairs, baby baths and prams must book in advance (subject to availability). ↬ The Resort unit is super close to Town, Grocery store called Woolworths, Shops, Bars, Cafes, Restaurants. ↬ The Port of Airlie Marina is only 15-20 min walk to, that’s also where the interstate bus terminal is as well. ↬ Fantastic views over Airlie Beach, beaches, mountains, ocean, islands and the marina from the units balcony. ↬ Getting around is super easy, you can walk, Tuk Tuks, bikes, cars, we don’t have UBER here, only taxis, they are super quick to respond. ↬ Free car parking for those with a car, if you have something bigger that won't fit undercover there is also free street car parking all day/night close to the units location. ↬ We recommend Heart of the Reef shuttels for your Airport transfers from Proserpine airport. ↬ You can book your tours via our web site before you arrive. ↬ We supply a complimentary (starter kit) for your stay, comprising of coffee, tea, sugar, milk, shampoo, conditioner, body soap, toilet paper, salt, pepper, oil, just to make your stay even easier. (this is not a serviced apartment) The following Code of Conduct governs tenant behaviour and use of the property. The tenant agrees to follow the guidelines below, for themselves and any visitor they allow at the property. TENANTS: A responsible adult (over 21 years of age) must always be on this site when children are present. No unauthorised people permitted to stay overnight. Maximum 4 guests allowed on this property. NOISE AND NUISANCE: The tenants agree not to cause or permit nuisance at the property. This includes excessive noise, disruptive behaviour. Noise should generally cease after 9pm Sunday through to Thursday and 10pm Friday and Saturday, but consideration should always be given to neighbouring properties. The guests agree that the premises will NOT BE USED AS A PARTY HOUSE. PARKING: is available off and on street. GARBAGE/TRASH AND RECYCLING: Guests are to dispose of garbage and recycling accordance with the usual practice, bins have been provided. NO rubbish is to be thrown in the garden. PREMISES CONDITION AND CLEANLINESS: The tenants agree to leave the premise in a clean and tidy condition upon vacating, with all fittings and chattels in their original condition and position at the beginning of stay. All items provided for use are to remain property of the premises. Tenants are to advise the property manager of any damage or disrepair within 12 hours of this occurring. Any repairs for damage or excessive cleaning that is attributed to the tenants stay will be paid for by the tenants; including but not limited to stains on sheets and towels. KEYS: At the end of the agreed tenancy, tenants agree to lock the premises, close all windows turn lights and air conditioning off and return one key to the lock box Any lost keys will be replaced at the tenant’s expense. Please make sure you lock up each time you leave the property. SMOKING: All tenants agree to abide by the no-smoking rule anywhere inside this property, only allowed to smoke outside with all sliding doors closed. TERMINATION OF ACCOMMODATION: If tenants are found to have contravened any of the above Code of Conduct responsibilities, a verbal warning will be issued. If the contravention is not rectified immediately the accommodation booking will be terminated within 2 hours’ notice of the Property Manager’s discretion. No refunds will be made.
