Smoking: Smoking, including weed, cigars, or vaping, is not allowed indoors. You may smoke outside, but please dispose of ashes and cigarette butts responsibly, and ensure no smoke enters the house to help maintain a fresh indoor environment. Checkout - All guests must vacate the home by 11 am. We work hard to clean and prepare for guests. In the event you check out late without prior discussion, a late checkout fee will apply. The fee will be half the nightly rate before 1 pm and the full nightly rate after 1 pm. Noise - Please be mindful of the neighbors and keep noise levels down at all times. Quiet hours are from 10 PM to 8 AM, and parties or large gatherings are not permitted. For your comfort, homes are equipped with decibel sensors to help maintain a peaceful environment. Occupancy - Each home has a maximum occupancy limit. No large gatherings allowed. There is a $35 per night charge for each guest + visitor over 6 people. Lost and Found - We assume no liability for lost, misplaced, stolen, or damaged belongings, including any belongings left in the unit after your departure time has passed. Please contact us immediately if you find out you left something behind. Pets - Service animals are allowed. Pets must be approved before booking, and a pet fee applies. Limit of 2 pets (dogs and cats only). Pet fees are not included in the reservation price. Return of Fobs & Keys (if applicable) - All designated fobs, keys, and parking passes must be left in the lockbox upon checkout. Failure to do so will result in an immediate replacement fee of up to $299.00 per item. Please alert us immediately if any items are missing at the beginning of your stay. Security Camera - All cameras are exterior and records but not actively monitored. Cameras are used strictly to protect the property, not to monitor guests. Infestation - If we determine that you have brought any infestation into the unit or onto the premises, we reserve the right to charge you for any and all costs and expenses necessary to address the infestation. Parking at Your Own Risk - All vehicles must be registered before arrival. We are not liable for any vehicle, occupants, or contents. Do not block neighbors' driveways—violators will be towed immediately. Damaged or Missing Property - Guests are responsible for any damage or theft during their stay, including to rooms, fixtures, and equipment. We may charge up to 120% of the cost for repairs or replacements, which can include property damage, missing items, smoking fees, cleaning fees, and compensation. Identity Verification - To prevent identity theft and ensure safety, you’ll need to provide a scanned or photographed copy of your valid, government-issued photo ID during virtual check-in for a background check. Use - The unit and amenities are for residential purposes only. No unlawful activities, nails/screws in the walls, or commercial use. No commercial filming without host consent. Client Accommodation Agreement - Prior to arrival, all guests must agree to abide by the House Rules, which will be provided to the guest for review and confirmation after the virtual check-in process. Maintenance - Staff come once a week and cannot be rescheduled. We take pride in maintaining our homes for the benefit of all our guests. Our management and staff reserve the right to enter the property and report any damage or prohibited activity. Events - Please inquire about extra EVENT. It is SUPER important NOT TO ANGER the neighbors. If do so, you will be FINED up to $1000 and get evicted with no refund. So PLEASE DON’T!! No Shoes - Please NO SHOES inside the home, we HIGHLY RECOMMEND you bring your own house slippers. Cleaning out dirty footprints will be an additional $300 of deep cleaning fee. Phone Number - Please make sure that the phone number on your profile is valid, and we will ask for an emergency phone from you before you check in. We can't guarantee against mechanical failures (heating, AC, appliances, etc.). Please report any issues to the host promptly, and we'll do our best to repair them quickly. If the issue persists after troubleshooting, a maintenance professional may be sent. No refunds or rent reductions will be made for mechanical failures, utility interruptions, or construction. Reached out to host. Host allowed us to check in early which was great. My 2 year old found toys in the closet. Reached out to the host about it. Found out the host had that specifically for the kids. Supplied even coloring book & crayons. Host was very considerate & communicative, with any questions, issues etc. They had availability for me to extend another day, i extended & the host worked everything out with me. We enjoyed this home for our family during our stay in ATL, the home was equipped with everything you could ever need in the kitchen. The home was super clean, and very comfy beds to sleep in. The location was close to downtown but far enough to enjoy some outdoor nature. Wilfredo our host was attentive and hospitable.
