Getting Around:

There is an attached 2 car garage that our guests are more than welcome to use! There's also a concrete driveway that can fit an additional 3 cars or free on-street parking.



Interaction with Guests:

Before check-in. Like most professionally managed homes, we ask every guest to complete a quick pre-arrival step through our booking system: a STRA, ID verification, and a damage protection selection. It takes a few minutes and helps us keep the home safe and well cared for.



Damage protection (required, processed before arrival). Choose either a $400 refundable security deposit — a pre-authorized hold, not a charge, released after a damage-free inspection — or a non-refundable $40 damage waiver covering accidental damage beyond normal wear and tear.



Check-in & check-out. Check-in after 4 PM, check-out by 11 AM. Early check-in or late check-out can sometimes be accommodated for a small fee — just message us before your stay and we'll do our best.



Pool season. The heated pool is seasonal — typically open mid-May to early October, weather dependent. Message us anytime to confirm availability for your dates. The pool is professionally serviced each Tuesday, so you may see our pool tech briefly in the backyard that day.



House rules at a glance. No parties or events (immediate removal, no refund). Max 8 guests; the person booking must be 21+ and stay on site. Quiet hours 10 PM–8 AM, monitored by a decibel reader (sound levels only) — excessive noise may incur a $500 fine. No smoking indoors ($500 fine); smoking permitted outside. No confetti, glitter, water beads, balloons, or small plastic, glass, or metal pieces.



Pets. Up to 2 dogs, $125 flat fee, disclosed and approved in writing before arrival. No cats. Undisclosed pets: $150 fee and possible cancellation without refund. A 3rd or 4th dog may be approved for an additional $100.



Pool. Use is at your own risk — no lifeguard on duty. Children under 14 must be supervised in the pool or backyard at all times, and no child should be left unattended near the water. No pets in the pool (claws damage the liner). Please report any discoloration to us right away.



Hot tub. Max 7 guests. Shower before use to remove body oils that affect water quality. Beach towels only (no bath towels); no glass, food, or drinks; no diving. Leave the cover on after use and the temperature set — turn off the jets only, never the unit. Do not add any chemicals. Misuse or excessive cleaning need may incur a $250 fee.



Trash. Place all trash in the outdoor cans — our vendor brings them to the curb, so there's no need to take them out yourself. Follow posted recycling rules if applicable.



Utilities. WiFi and power are normally reliable, but occasional outages happen and are outside our control. These rare interruptions don't qualify for refunds or cancellations.



Right of entry. We may need to enter for emergencies, urgent maintenance, or safety concerns. We'll give notice whenever possible, except in genuine emergencies.



Refunds. Cancellations are refunded according to the cancellation policy, less non-refundable payment processing fees.
