Karen is a brilliant hostess. She welcomes you into her beautiful historic, unbelievably cosy home, some of which dates back to the days of Tudor. The rooms are spotlessly clean and warm. The full English breakfast is substantial and very tasty. It is well posted, being only a 5 minute walk from the lakeside and a two minute walk from the bus stop to Keswick or Workington. I will definitely be going back.
This is a wonderful place to stay with a very warm welcome. It's a very comfortable family home with excellent views across Bassenthwaite Lake to Skiddaw, comfortable bed, a very filling full English breakfast (also with cereal and toast), very quiet, a short walk to the lake side, at the foot of Whinlatter Forest and close to a bus stop for the X5 to Keswick or the Workington direction. Parking is next to the house.
A beautiful location, very peaceful and a welcoming host who was very attentive. A lovely spacious bedroom, great bathroom. Breakfast was substantial and I enjoyed the short walk down to the lake, along with the gardens which added to the vibe, along with the hens! Thanks again for a wonderful stay.

I have really enjoyed my stay here, it's a wonderful home in beautiful surroundings. The owner could not be more be welcoming and helpful. Had a great sleep and first class breakfast. Thank you
A very pleasant establishment just outside Keswick. Free parking and local bus stop. Room is in a really old terrace cottage full of character. The proprietor had a roaring fire going and she offered some homemade cafe to have with a brew. Breakfast was great - the eggs were fresh and provided by the hens in the garden. Can't wait to go back
We have had a wonderful 2 night stay!
We were made to feel completely at home and loved the picture perfect location and the beautiful garden.
We will definitely be back, thank you for your hospitality!
A peaceful location, a welcoming and attentive host, beautiful surroundings, and great food. A nice escape from the noise of Keswick town centre. I had a very comfortable bedroom and the bathroom was everything I needed after a hard day running up the fells. It's nice to sit in the garden and watch the hens.
Wonderfully charming quaint b&b. Greeted on arrival by the very welcoming host who immediately set the fire away and brought me cake and biscuits, she was very helpful and informative regarding local walks.
The property and grounds are superbly maintained and it was so peaceful watching the chickens roaming freely from my bedroom window and listening to the birds.
Brilliant all round. Lovely host, lovely property and amazing value!
I loved the warm fire, cakes and a delicious breakfast.
Highly recommend this place and will definitely be back.
