This cabin will remind you of the cabin your parents rented when you were a kid! Located in the San Juan River Village in a quiet neighborhood, this cabin is the perfect summer or winter getaway location.

The first thing you'll notice is the wonderful deck on the front of the house where you can watch the sunrise with your morning coffee, a glass of wine when in the evening shade, or bring the gang outside for a meal. It's a perfect place to unwind from the daily grind. You enter the house in the living room / dining area with a gas fireplace, large Smart TV, comfy couches, and dining table. On one side is the kitchen that is well stocked, recently updated and has an exit to the back yard area with picnic table, firepit and charcoal grill. Down the hall from the living room is the master bedroom with TV and washer / dryer in one of the closets. Outside the bedroom is the full bathroom.

Upstairs is one large room that has a queen bed on one side separated from the other side by the bathroom. The other side has 3 twin beds and another TV. The bath is a half bath. By June, this room will be separated by a wall for additional privacy.

This area has fishing rights for a private area of the San Juan River as well as some private fishing ponds. There is plenty of other fishing on the river and surrounding creeks with a few minutes drive. You are just 15 minutes from Wolf Creek and the many amazing hiking areas.

Just a short 7-10 minute drive and you'll be in downtown Pagosa Springs where you can shop, dine, drink and play in hot springs or river.

Great cabin with a amazing view
Stayed for over a week, no issues with cabin. Beds were good and comfortable, Small issue with the internet but really didn't care since it was an area outage and I didn't turn on TV all week. Was resolved quickly. Nice little gas grill on deck, and plenty of space. Only thing was the area has two fishing ponds close nut should tell you mountain side pond has on gold fish and no trout since HOA will not stock it according to homeowners in the area.

Comfortable and convenient to ski area
We were looking for a place between town and the ski area and this fit the bill. There was plenty of room for us and overall, met our needs! The good: 1) the upstairs sleeping area...so nice for the kids to have their own space. 2) the kitchen was pretty well equipped for our needs...plenty of dishes, pots, pans, etc. As with all vacation rentals, I wish there were some reserved cabinet space for the groceries we buy. We cooked four nights of meals no problem. 3) as others have said, the upstairs bathroom bidet! The teenagers definitely got a kick out of it! 4) the flock of wild turkeys! The flock goes right through the yard morning and night. 5) customer service...the downstairs toilet wasn't working and they sent someone out right away. Unfortunately they couldn't get in because I had the key with us (they told after the fact they expect guests to always leave it in the lockbox when they come and go?!) But the next day, I did leave the key and they were able to get in to repair it. 5) neighbors are friendly! 6) the living room is pretty comfortable. The TV is HUGE! The not-so-good: 1) the downstairs bed is sooo uncomfortable! It's like a bad sleeper sofa. Bad motels have better beds. 2) not enough bedding! The beds had a sheet and thin blanket and two thin pillows. Yes, there are space heaters (that we used), but put actual blankets and comforters on the bed! They had a bedspread but the rental guide even says those may not be cleaned between guests, so, ick. There were a few extra sheets in the closet, but overall felt like everything was quickly bought at the goodwill. There were also no extra towels or pillows. Yes, there was one for each of us, but it would be nice to have two extra or so, just in case! We made it work, but... 3) not really a bad thing, but it had just snowed when we got there and had to park at the bottom of the driveway because it was too slippery to get up it (on a hill). We have 4WD but we probably need new tires, so really more our issue. But be aware. Overall it checked all the boxes. Some things could be better but we would consider it again in similar circumstances. Thank you!

Cute and Cozy Cabin
Nice rural neighborhood in the forest. Some noise from the highway but hard to avoid anywhere in Pagosa Springs. The cabin was clean, comfortable and full of character. A troop of wild turkeys welcomed us home from skiing each afternoon. The cabin has excellent utilities, plenty of warm water and good heating. A couple of window blinds were not fully working. Kitchen is stocked fairly well with glasses, plates , etc., but if you are really avid about cooking and any special equipment is needed, consider bringing it. Overall, a lovely stay!!

Great location to hit the slopes!
We absolutely loved staying here! Great location to get into town, but more importantly getting to the slopes early. The cabin was cozy. Only thing I would change is the downstairs mattress. It is absolutely horrible.

Nice place
My 87 year old father in law and his twin brother booked for two weeks. Excited about their birthday trip and arrived an hour and 1/2 early. Was not made to feel welcomed. Had to leave early due to altitude sickness. No one checked on him ( stayed in VRBO during hurricane were we had several contacts from owners checking on us after we left). Place was nice and area great but the lack of communication was unexpected.

Great stay in Pagosa Springs!
Our family had a wonderful stay at the San Juan River Village cabin. We loved the little "neighborhood" and enjoyed walking up and down the road with our dogs. We saw deer and a lot of wild turkey, which was great! The cabin itself has some really great modern touches. The kitchen is well-equipped and we appreciated that there were things like condiments and spices available. The common spaces were really cozy and we loved curling up on the couch and playing games and doing puzzles. The beds were comfy, and the heated upstairs toilet made us laugh (but is a great touch when it's cold!!). Although the yard isn't fenced, it was easy to keep the dogs in check, and they really enjoyed sunning on the front deck (so did the humans). We were lucky enough to be there for really fair fall weather and a very early snow. The cabin and views were absolutely gorgeous in the snow and we loved making a snow man on the deck! Location is fabulous - we did a ton of hiking and there is no shortage of trails nearby. We did an easy drive to the Durango-Silverton train one day as well. We loved the town of Pagosa Springs, but were really happy to be staying outside the proximity of town. The welcome gifts from VIP management company were really nice, and we appreciated the thorough communication. A couple things to keep in mind: the central heating is extremely hot. There is a huge grate in the middle of the dining/living area. My daughter stepped on it and it burned her feet. Thankfully, she hopped off quickly, but it was hot enough to sizzle snow off our boots when we placed them on the grate. It would have been good to have a warning, as typical heating vents do not get that hot! We were also disappointed to not have the gas fireplace working while we were there. The gas and pilot were turned off. I'm sure we could have asked the management company to come out, but didn't end up having the time. Wish they would have thought ahead and had it ready to go ahead of the snowstorm! We also had some issues with wasps. After taking dozens out of the house, we realized they were walking right in through a large crack at the top of the front door. We ended up stuffing a tea towel in the crack and that worked just fine. I can imagine that the big cracks let in a ton of cold air when it gets cold though! All in all, we had a wonderful stay at the cabin and would definitely return. Great location and plenty of room for a larger family/group.

Close enough, yet far enough away
Great cabin just outside of Pagosa Springs. Loved the location - quiet neighborhood outside of the city but only a 10min drive to stores, restaurants etc...was the perfect size for 4 adults, 1 child (could have accommodated another) and a dog. Really appreciated all the little touches. Super communicative and responsive. Even offered concierge service (!) - didn't take them up on it but appreciated the offer to help us book activities in the area. Overall A+ from us. Would definitely stay there again!

Beware of neighbors!
We had a great time and the house is clean and worked well for us. My only issue is that it is listed as pet friendly and we had to pay extra for each dog (2). The neighbors left us a nasty note while we were gone about our dogs. They were not friendly at all when I tried to speak with them and apologize for their barking. Great property just maybe not for dogs!!

Great little cabin
We really enjoyed our stay at this simple, but well stocked cabin. It was perfect for our family of 5, with 3 kids who enjoyed the upstairs while my husband and I used the downstairs bedroom. We didn’t realize it was in a neighborhood as the pictures make it look far away from other houses, but once we got used to that bit, it didn’t bother us. We enjoyed the close proximity to Wolf Creek Pass area and Big Meadows Reservoir which is where we spent most of our time. You are a good distance from Walmart, so be prepared if you need to get supplies though I will say they had more than plenty of paper towels, toilet paper, trash bags etc. They even provided charcoal for the grill and lighter fluid. The washer and dryer were amazing to get to use and possibly my favorite part about the cabin. The rental company was helpful and answered all questions in a timely manner. We would definitely rent this cabin again next time we come back to this area!
