Home offers three bedrooms . Master has king size bed and smart tv in room . Second bathroom has queen size bed and smart TV . Third bathroom has 2 twin beds and smart TV .Two full bathrooms, one with tub/shower combo, other with shower. Tastefully decorated and furnished with everything you'll need except your personal items. For additional fun we also have 4 in 1 foosball table , ping pong / air hockey table pool table. Full Size Ping pong table in The garage .An inviting living area has a large flat screen TV .Includes formal dining room and breakfast area. House has WIFI and office desk area just in case you can't escape work totally.
Weber gas grill also available .
Everything is here for you. All you need to bring are your clothes and your toothbrush! You can relax with a cold beverage in the private salt water heated pool ( additional fee applies 30$ per night ) pool is heated weather permitting , heater is off at Night , please let me know at least 24 prior to run the heater . Pool has been converted from regular chlorine to salt water which is less chemicals and way safer for sensitive skin. Enjoy all the comforts this wonderful vacation home has to offer. If you want to go explore, New Port Richey is a wonderfully kept secret.
Linens , towels , paper towels, toilet paper , beach towels, toiletries are complimentary to all of our guests .
Whatever your interests might be, there is something nearby for you. For boating, fishing, sunbathing, golfing less than 5 miles away , bike riding, hiking, bird watching or site seeing, Green Key Beach is only 6 miles from the Heading North on 19, you might enjoy visiting Weeki Wachee Springs State Park in Hernando County or the newly opened Sun West Beach in Hudson.

BY BOOKING WITH US ALL GUEST AGREE TO THE FOLLOWING RULES:
1.Number of Guests: We are happy to accommodate up to 6 guests (including children , and visitors)Extra guests are not allowed without prior authorization. No outside individuals may come on property without owners prior approval.Ignoring this rule may cause you to forfeit your reservation and refund. 2.Check in time is anytime after 4.00pm. If you need an early check in, please make a request. Please be aware that a fee may apply. Please keep in mind that we operate at a 90% occupancy rate and it takes the cleaning crew anywhere from 4-5 hours to clean the house. On the other hand if you want to guarantee a early check in you can always book an extra night. We try to accommodate our guest the best way possible but we are not able to guarantee an early check in unless you reserve it. 3.Check out is time anytime before 11.00am. If you need a late checkout, please make a request. Please be aware that a fee may apply. Please keep in mind that we operate at a 90% occupancy rate and it takes the cleaning crew anywhere from 4-5 hours to clean the house. On the other hand if you want to guarantee an early check in you can always book an extra night. We try to accommodate our guest the best way possible but we are not able to guarantee a late check out unless you reserve it. 4.Parking:
You have 4 parking spots for compact car or less if larger vehicles.Please be respectful with our neighbors and do not park in front of other houses. 5.Adult Supervision: Please accompany your children at all times. Adult supervision is required for all children in the pool. Please use fire pit responsible make sure nothing catches fire. If you run out or propane please refill it . $25 charge applies if tank is used and not refilled .
6.Thermostat: Please do not set the AC lower than 75 degrees as the compressor may freeze and cause damage. Also, please be mindful of energy consumption and race the temperature to at least 77 degrees when you are out for the day.
7.Towels: We provide bath towels, hand towels and pool towels.Please do not use towels to remove makeup. Damage to any towel caused by makeup, dirt or food will have a replacement cost of $15 for each towel dirty or missing. 8.Smoking: For the comfort of all guest, smoking is not allowed inside the house.
$250 extra cleaning fee will be assessed if there will be evidence of smoking inside of the house .Please be mindful of other guest and surroundings and do not toss cigarette buds or ashes in garden area or pool. Smoking is allowed in our private yard . Please discard cigarettes buds and ashes in our ash tray and dump the ash tray before checking out. Ignoring this rule may cause you to forfeit your reservation and refund.
9.For the comfort of all guests, please refrain from frying inside of the house. Please use the grill outside.
10.Grill: When using the grill please make sure you turn off the propane tank after each use, otherwise the gas will leak out. Please clean grill after each use.
11.Noise: Loud music, parties or noisy get togethers are not allowed. No house parties , fireworks . Renters agree to reduce noise level to minimum after 10.00 pm if outside . Ignoring this rule may cause you to forfeit your reservation and refund.
12. Parties of any kind are not allowed. Ignoring this rule may cause you to forfeit your reservation and refund. 13.Moving furniture is not allowed.
14.Mattress cover: All of our bedroom mattresses are cover with waterproof bed covers. Please do not take the covers away from the bed we wash them every reservation. If you have kids please do not let them sleep in our sofa, that is the only bed that does not have a cover. You will be responsible for wet mattresses or couch by urine, alcohol or any liquid and they have a replacement cost of $500.
15.Pets are not allowed. Ignoring this rule will cause immediate termination of the stay .
16.Disposing of Trash and personal items: Please do not dispose of the following products down the toilet: -Any kind of feminine products including face wipes. -Baby products like "disposable diapers or wipes" -Paper towels -Trash bags are provided for the kitchen and bathroom to dispose of all trash. There are trash cans in the garage for daily disposal if needed.
17.SWIMMING POOL WAIVER PLEASE READ CAREFULLY, BY BOOKING THIS PROPERTY, YOU CHOOSE TO WAIVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE.
• At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay.
• Your use of the pool facilities during your stay involves certain risks, including but not limited to:
1. The risk of injury resulting from possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool.
Children are to be supervised at all times . Pool is not gated for small children .
• If you booked you fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that you are assuming as a guest. I have read and understood this document. I am aware that by booking this property, I am waiving certain legal rights and I fully agree to do so. 18.Check out instructions: -Use trash bags to remove all your trash from the house. The trash cans are in the garage Place all used towels inside the tub. -Wash all your dishes. -Set the thermostat back to 77 degrees.19.Disclosure: We are not responsible for any accidents, injuries or illness that occurs while on the property. Also, we are not responsible for the loss of your personal belongings or valuables. By accepting the reservation, you undertake that all guests are expressly assuming the risk for any harm arising from their use of the property or others whom they invite to use the property.
