About this property

Secret refuge in the heart of Rome

  • Stay in a charming apartment inside a 16th-century palace, just a short walk from the Basilica of Santa Maria Maggiore and the Imperial Forums. It’s the perfect base for exploring the Eternal City, immersed in the charm of its past.
The apartment is a little secret just waiting to be discovered:
As you cross the threshold, you step onto a balcony overlooking a quiet inner cloister, framed by other palaces and filled with fragrant scents. Here, in the morning, you can enjoy breakfast at the small folding table and gaze up at the Roman sky, surrounded by tranquility and beauty suspended in time.
Inside the apartment, every detail is designed to welcome two people seeking a romantic getaway or an inspiring place to work in peace. The “thinking nook”—a desk positioned in front of the window—is perfect for letting your thoughts wander or for focusing with a cup of coffee by your side. Wi-Fi is free and available throughout the house.
The living area is enhanced by a one-of-a-kind sofa: two separate seats, yet joined by a gently curved line, as if to welcome guests into an embrace. A natural invitation to relax, ideal for reading, chatting, watching TV (with a smart TV), or simply enjoying the tranquility of the home. The living room is equipped with air conditioning for the hottest summer evenings and radiators to warm the space during the colder months.
The bedroom is a small, elevated retreat—cozy and inviting—decorated with floral wallpaper that echoes the green spirit of the cloister. The loft is high enough for even a tall person to stand upright. It is equipped with air conditioning, a closet, and a large mirror where you can get dressed and apply makeup. The bathroom is also reached by climbing a few steps, preserving that sense of discovery, almost as if you were in a little house of wonders. The tub doubles as a shower and sits on a lower level than the bathroom floor, almost as if inviting you to relax and unwind after a day spent walking through Rome’s narrow streets.
The kitchen is fully equipped and functional, with a toaster, kettle, coffee maker, and oven—ideal for preparing a meal to savor at a leisurely pace.
Here, time slows down, the noise of the city stays outside, and Rome reveals itself from an unexpected perspective: that of a secret corner, just for you.
The building does not have an elevator, and the apartment is located on the third floor.

Via dell’Olmata is located in the Monti district, one of Rome’s oldest and most charming neighborhoods. Situated between the Basilica of Santa Maria Maggiore and the Colosseum, the area is rich in historical and cultural attractions. In addition to the splendid basilica, nearby are the Church of Santa Prassede with its Byzantine mosaics, Palazzo Brancaccio, and notable museums such as the National Roman Museum at Palazzo Massimo, featuring masterpieces of ancient art, and the Domus Aurea Museum, which reveals the splendor of Nero’s residence. Monti is famous for its cobblestone streets, artisan shops, and authentic atmosphere. Among the most beloved spots are bars like La Licata at Via dei Serpenti 165, just a short walk from the Colosseum and the Roman Forum—ideal for breakfast—and traditional restaurants such as Trattoria Monti at Via di San Vito 13/A and Ai Tre Scalini at Via Panisperna, 251, where you can enjoy Roman cuisine. Via dell’Olmata is the perfect starting point for exploring authentic Rome, with its monuments, museums, and local flavors. In the Monti neighborhood, you’ll find excellent, non-touristy pizzerias such as Il Brigantino at Via di San Martino ai Monti 50/a, which serves pizza made with a long-rising dough and homemade fried foods, and Il Girasole on Via del Boschetto, a Roman trattoria-pizzeria prized for its quality and authentic atmosphere.
