Two-story 4-bedroom, 3.5-bath, 2,550 sq ft home in a safe, family-friendly North Austin/Round Rock neighborhood. Sleeps up to 10 across 1 king, 2 queens, and 1 full bed—ideal for families, friends, or work travel.
  
**Location Highlights (approx. drive times)**  
  
15 min to The Domain • 17 min to Kalahari • 17 min to Q2 Stadium • 25 min to UT Austin • 30 min to Downtown / Zilker Park / Lady Bird Lake.
  
**The Space**  
  
Open kitchen with stainless appliances, tall ceilings, breakfast bar, and tile backsplash. Spacious family room plus formal dining with laminate wood floors. Primary suite features a full bath with garden tub, separate walk-in shower, and a large walk-in closet. Upstairs game room is perfect for entertaining. Ceiling fans, double-pane windows, and an indoor utility room with washer/dryer.
  
**Recent Updates**  
  
Primary bathroom (2022), covered back patio (2022), kitchen & upstairs bathroom (2021), and a whole-home water softener (2021).
  
**Outdoor Area & Amenities**  
  
Private, fenced backyard with a covered patio. We provide biodegradable body wash, shampoo, and conditioner for guests.
  
**Guest Access & Availability**  
  
Guests have access to the entire home **except the garage**. We’re available by text if you need anything during your stay.
  
**Security & Cameras**  
  
For safety and property monitoring, three **exterior** security cameras are located (1) at the driveway by the garage, (2) at the front entryway, and (3) on the back patio. There are **no cameras inside** the home. Please do not disable or cover them.

1. Follow neighborhood parking rules and be considerate of neighbors.
  
2. No shoes inside the home.
  
3. No smoking or vaping in or near the property.
  
4. No parties or events—quiet, family neighborhood.
  
5. Only registered guests are allowed on the property.
  
6. Quiet hours: **10:00 pm–7:00 am**.
  
7. No eating or drinking in bedrooms; please use the dining area.
  
8. Place household trash in the outdoor bins.
  
9. Maximum occupancy: **10 guests**.
  
10. Supervise children and anyone who needs assistance at all times.

12. Exterior security cameras must remain on and unobstructed.
