Casa Formentera is a very quiet corner townhouse, furnished and equipped to a high-end to luxurious standard, accommodating 6 guests in 3 bedrooms and 2 bathrooms spread over 2 floors.

All rooms have air conditioning (cooling/heating) as well as central heating. The costs for air conditioning and heating are included in the rental price.

Enjoy the fantastic, unobstructed ocean view. Plenty of space and 4 terraces. The house is located in a small, very well-maintained complex with a large communal pool, including a separate children’s pool (a 1-minute walk away). The sandy beach is only 250 m or a 4-minute walk away, and another sandy beach is a 10-minute walk away. There are dozens of other sandy beaches in the area.

Are there more than six of you? In the neighboring house directly to our left, the two-bedroom ground-floor apartment with an ocean view is available for rent for four people. Please contact us if you’re interested.

A large parking lot is located behind the house within the complex.

The house is equipped with high-speed fiber-optic internet access offering up to 100 Mbps upload and download speeds, available to you free of charge. Cell phone reception is good.

The extensive renovation was completed in 2022. The result is a completely new dream kitchen with a modern design, equipped with a large Miele induction cooktop, 2 Miele ovens (one of which includes a steam oven and microwave), 2 large Electrolux refrigerators with separate freezer compartments, a Miele dishwasher, and an Electrolux washer and dryer.

The two bathrooms were also completely renovated in 2022. Both feature, among other things, rain showers in the bathtub and shower, large radiators with towel warmers, and continuously dimmable room lighting.

In the spring of 2023, the living room was completely refurnished with modern furniture. In 2025, the bedrooms were largely refurnished.

The dining area features an extendable dining table that seats up to eight to ten people. You’ll sit on comfortable leather chairs.

The gas grill on the ocean-view terrace ensures wonderful barbecue evenings.

A crib and a high chair are available free of charge.

Parking spaces are available on the property, right next to the house.

We rent out our cottage on a strictly private basis and pay great attention to detail.
All rooms have air conditioning (cooling/heating) and central heating. In winter, a solar ventilation system additionally ensures a pleasant indoor climate without damp air.

We hold an official license from the Spanish authorities for vacation rentals: License number ETVPL/12922. This means that you’ll find a high standard of amenities in this house and receive a verified level of service quality. You can be sure that once you’ve made a reservation, the house will actually be available for you on the booked dates—and won’t suddenly be taken off the market out of fear of penalties for illegal rental. Thanks to the license, you also don’t need to worry about sudden police inspections.

From May 1 through October 31, we only rent out the property for one or more full weeks at a time, with Saturday as the check-in and check-out day. During the off-season, the rental period (minimum four days) and the check-in and check-out days can be chosen freely.

Our Cat Family

A family of ten feral cats has lived on our property for many years. These felines are shy yet tame and affectionate. They like to show up on the patio and seek attention, affection, and food. Some of them also enjoy playing.

These little kitties are part of our family. We’ve had them spayed or neutered and given medical checkups at our own expense. When no one is home, our property manager regularly feeds and cares for them. Please top off the dry food we’ve provided in the feeder on the terrace from time to time. And if you feel like playing with them, you’ll find cat toys in the living room. The cats are not allowed inside the house.

We hope the kitties bring you and your children lots of joy., However, if you do not like cats, have a cat allergy, or feel bothered by them, we ask that you refrain from booking our home.

Your pet is very welcome, provided it gets along well with our cat family.

Please note that the mandatory tourist tax must be paid in advance via bank transfer, PayPal, or credit card (100% refund if the booking is canceled). The tax for guests aged 16 and older is:
High season from May 1 to October 31: €2.20 per night
Low season from November 1 to April 30: €0.55 per night
50% discount starting on the 9th night.

After booking, we need your address and the cell phone number where you can be reached in Mallorca within two days. It’s best to include this information as a note right when you book. You will then receive the rental agreement, which you must return to us—signed and either scanned or photographed—within three days at the latest. Of course, the rental rates, cancellation policies, and all other essential terms contained therein correspond to the conditions stated in this listing. You will also receive a detailed guest guide containing tips for travel preparations and for your stay.

Since the rental agreement and the comprehensive guest guide are available only in German, we rent only to guests from German-speaking countries. Guests from other Central and Northern European countries are also welcome, provided they have sufficient knowledge of German.

There are two small supermarkets and a bakery in the village.

A car is necessary. Although there are bus routes with a bus stop near the beach, the buses don’t run very often.

Sports and leisure activities: At Cala Murada Beach, you can rent stand-up paddleboards (SUPs) and canoes, depending on the season. There’s also a really delicious beach restaurant here, which usually offers a barbecue on Saturday evenings during peak season.

There are several other restaurants and bars in the village. Many are open year-round. In Cala d’Or, 20 minutes away, you can rent bicycles, motorboats, and sailboats. There are also diving schools nearby.

Mallorca has countless good restaurants, many of them right nearby. You can find recommendations with Google Maps links to all addresses on our website and in the guest guide.

The famous “Coves del Drac” (Dragon Caves) are located in Portocristo, which you can reach in 20 minutes. Large water parks, a seawater aquarium, and many other attractions can be found around Palma (about 45 minutes away).

Our German manager couple is on site to assist you. They live in the village. You’ll gain access to the house using a key code, which you’ll receive before your arrival. This system is very simple and reliable. Before departure, check-out takes place in person at the house.
