Located on the historic King & Prince Beach Resort property, this 2 bed/2 bath ocean-front villa offers the best of beautiful St. Simons Island. Voted #1 in Travel+Leisure's poll for America's Favorite Beach Towns, St. Simons is the ideal setting for a family trip or a romantic getaway.

This villa sits on the third floor, has two bedrooms, two bathrooms, a kitchen, a large family living room overlooking the ocean, and houses original paintings from local artists.
New kitchen floor and other upgrades added Summer 2020! New Flooring was added to the Living & Dining Area & Both Bedrooms in August of 2021.


There are sliding glass doors in the living area and master bedroom that open onto the balcony. Sliding glass can be replaced with screens to enjoy ocean breezes inside the villa.

The balcony high top chairs and bar table furniture are perfect for relaxing, dining, and enjoying the sea breeze and oceanfront views.


Guests will enjoy full access to all King and Prince Resort amenities.

Take advantage of the resort's South Villa private pool, whirlpool and grilling area.


The King and Prince also offers multiple pools, oceanfront dining, golf, tennis and other amenities. St Simon's top restaurants like Crabdaddys, Crab Trap, Beachcomber BBQ, Silver Bluff Brewery, & Fiddlers are all within a short walking distance from the villa. Spring break for seniors
An 80 year old and a 91 year old enjoyed our stay immensely. The condo had comfortable furniture, a wonderful balcony for our morning coffee and evening wine, and having full access to the hotel amenities was most enjoyable. It was a six and half hour drive for us. Who says the elderly don’t know how to have fun!

Nice but bring box fan
Anything at the king and prince is nice, but this condo could be better. It needs updating, esthetically. The main issue I had was the AC. I had two kids under 2 staying in the right wing and the AC was hardly blowing on that side of the condo. I bumped it way down for their room to even feel normal while the rest of the condo was super cool. The front door was very hard to open/close/use the keypad. Overall this place was only okay. Very responsive property owners though. I would stay again, but would need to bring a box fan.

Door lock terrible, unit itself great
The unit itself is great, clean, feels spacious, is in a good location and very convenient to the beach/pools. We were locked out of the unit with groceries for about two hours because the electric lock died and the hotel wouldn’t/couldn’t provide us a key. Communication with Parker Kaufman was less than desired, they still haven’t responded to my email after a week. I would rent here again, but not in this specific unit, unless the lock is replaced. The housekeepers ended up letting us in (Jan and Summer) and they definitely went above and beyond. Thank goodness they happened to be on the property!

It has a beautiful ocean view ! The unit is a bit dated but is fine . The only real issue is the door! It’s next to impossible to open! It would take my husband several attempts of pulling and pushing on the door for it to release. It was stressful every time we returned to our place. Needs to be resolved if it’s going to continue be rented !

Be careful - Not the unit for everyone
The layout of unit is very nice. Front Door was very heavy and hard to open. The beds were too high from ground. I was nervous my six and seven year old grandchildren would fall out of the beds so I gave them the primary bedroom with the king size bed. Was not what we had wanted to do but their safety had to come first. The dresser in bedroom with twin beds were hard to open and so shallow. I had to live out of suitcase. Again not what we wanted. I also was upset with the price I paid. The week before their were similar units at King and Prince that would have saved me $600. If I could have cancelled without losing my money I would have.

Beautiful location! Short walk to the pools and ocean!
We truly enjoyed our stay at The King and Prince South Villas. The Cottage is a sweet little ice cream/ coffee shop with a playground castle, corn hole and other games located on the grounds of The King and Prince Resort. This was a nice evening treat for the whole family. The kitchen was well stocked with coffee mugs and other essentials. The beds were comfortable with plenty of space for our family of 4. Our views of the ocean and pools were just beautiful! We ate dinner at Echo, the restaurant at The King and Prince. Food was amazing! We walked to The Crap Trap for dinner one night as well. You will love it here!

Beautiful respite
We took our two thirteen year old grandchildren on their first trip without their parents. It could not have been a better experience. Except for the fact that a few upgrades need to be made and the water in the master bath drained poorly, the accommodations were excellent. The view of the beach from the balcony was beautiful, the beds were very comfortable, and the King and Prince’s amenities were exemplary. We would definitely stay there again!

Love the K&P but double check booking
Because of the location and condo amenities, I will probably stay in this condo again. King & Prince offers the best amenities on the island, and I've stayed there my whole life. The condo was clean & furniture was comfortable (not abundant or particularly beautiful, but comfortable). Kitchenware was fairly limited. However, if you're like me and have done this so many times with zero issues, watch this property manager closely! I was able to work everything out, but they never - not once - communicated with me via phone, email, nothing. I finally got someone to call me back the day of check-in, and she was very helpful, but all after I had a major panic attack of not knowing if I actually had a place to stay. Thankfully, because I used VRBO, they had confirmation of the reservation, but even they didn't even have communication with information like the key code, etc. I did have to go through 2 VRBO customer service reps to get one who actually helped me contact the property manager. The first one was not very helpful & confirmed incorrect information.

Prom Weekend
I booked this condo for a prom weekend. It was perfect for what I needed. I needed to accommodate 4 teens, feel safe, have parking, be on the beach, have a pool and have a restaurant. We never left the property. Chilled all weekend. The kids (17 and 18 year olds) did everything by themselves as I patrolled from the balcony. Perfect set up. I will rent this condo again!

January Paradise
We thoroughly enjoyed our stay at Villa 349 at the King & Prince. The villa was immaculate and the view was spectacular. We stayed 8 nights in January and seem to have the entire King & Prince to ourselves. Enjoyed having breakfast on the balcony overlooking the water, afternoon walks on the beach, a glass of wine at sunset at the Echo outdoor firepit. It was 8 days of paradise in January. We will definitely be back.
