"Just needed a quiet place to rest for a night after a busy day at a sports event in Tottenham. Bay Tree House was the perfect haven, with lovely views over Arnos Park. The hosts were welcoming and warm, and the breakfast was more than expected - freshly cooked and plenty of items to choose from. We drove, but the house is near a tube station for convenient access into London locations. Would definitely stay here again."

"I just spent a really comfortable stay at Flint Cottage. The cottage is beautifully presented, clean with all the home comforts you would want. Breakfast was fabulous and at a reasonable price."

"A spacious room with modern ensuite bathroom. The pub below provides good meals. We stayed to visit the O2 which is a 40 minute picturesque riverside walk away. The surrounding area to the Admiral Hardy has many bakeries, coffee shops, pubs and restaurant. Literally a 2 minute walk to Cutty Sark tube. Would definitely stay here again. "

"This is a superb setting for Luton airport customers. You are literally in the last bed before the runway. This means it isn't quiet when the planes fly over, but it is superbly comfortable and the hosts go the extra mile with small but winning touches including the ready when you are breakfast for those travelling at odd times. Great stay, but bring your ear plus if you want to pretend you are not staying near the airport."

"The location was fantastic, good breakfast, the staff was very friendly, and the bed was very comfortable, which for a positive aspect. The negative, the noise I can hear everything from the room next door. The bathroom needs to be up upgraded, The water pressure coming out of the shower was very low, to get hot water you had to leave the water running for a while. My opinion Is a good hotel for one night. "

"Great location for a gig at the Troxy. Although we were concerned about the shared toilet and shower facilities having read previous feedback it was no problem at all. Staff all really friendly and helpful. Sadly we didn’t have time to have a meal but all the food we saw looked great."

"I was a little worried about staying here after some of the previous reviews but we had, overall, a very pleasant stay. The staff were very friendly and attended to any issues kindly and readily (our kettle tray stopped working at one point for example). The breakfast was very nice- the fry up was good and you can help yourself to whatever else. Coffee not so great. Hotel needs updating admittedly but it was all we needed for an affordable family trip to London when we were out most of the day. "

Small rooms, no food in the hotel, shared bathrooms make it a bit inconvenient, but if you can stay at one third the price of other hotels in the vicinity, have walkable access to Paddington which gives you public transport connectivity across London and you are on a short stay, you should take it!"

"We were staying overnight before the London marathon, the location was excellent for transport links. The area had plenty of choice for food. The reception staff were very friendly, check in was simple and even a goodie bag for runners. The room had everything we expected and I wouldn’t hesitate to recommend or stay here again "
