Boyden House was conveniently located to a number of restaurants and the downtown area, However, the beach was at least a 30-35 minute walk--not the 18 minute as advertised. My room was nicely furnished and clean with updates and a minor repair pending. The bed was very comfortable. In addition to the morning breakfast, a shared kitchen with fridge, microwave, and coffee/tea/bottled water/cocoa/and popcorn was available The area was quiet and there was off street parking. It was a great stay with an exceptionally customer service host, Shelly. She was very welcoming and clearly takes great pride in her management of this historic (built in 1872!) B&B. The grounds are immaculate and there are great places to just sit and relax. And her breakfast was superb!
