Loved my little apartment style accommodation which was also doggie friendly!!! Location was fantastic, Staff were kind and very helpful! Parking was very convenient across the street and one could walk anywhere for dinner, waterfront...little bistros on a side street..... Cliff walk and the Mansions were a few blocks away....St. Mary's and Bellevue Avenue also within walking distance..... Window shopping on Thames... it's all right there!!!! Rooms very clean and maid service was great!!!

The room was clean and comfortable. As this is a historic building, there is no elevator. However, specify a first floor room when booking. The breakfast buffet was excellent and nicely presented. The village area around the hotel features many shops and restaurants. It is a few blocks from the waterfront in a very walkable area. The hotel is a short drive from the mansions. We enjoyed our stay and I highly recommend this hotel.

Pros: property in the middle of everything. Can’t ask for a better location. Parking in the nearby public lot is free *off season*. Staff is friendly. One of the few pet friendly hotels in Newport. Our unit was clean and updated. Cons: we stayed in one of the apartments which was clean and updated but tiny. It appears it was perhaps once a 1 BR and they cut the room in half to make 2 BRs? The shower head did not work so we had to use the hand nozzle. Not a deal breaker but inconvenient. The one thing to be aware of is the walls are paper thin. And when I say paper thin, I mean you can hear the conversations of the people in the next room as if they’re in the room with you. That prevented me from getting any sleep.

The room had no closet or anywhere to hang a coat. No hooks by the door or anything. The shower nozzle was loose and we couldn't get the rain shower to work. However, we loved the tub with jets, and the location was nice.

We chose a pet‑friendly room since we were visiting my daughter over Easter and needed to bring our small dog. It was a last‑minute decision, and we’re so glad we chose America’s Cup! The basement apartment was amazing—spacious, beautifully appointed, and it truly made our short visit feel like home. We were greeted by a sweet young lady who personally walked us to the apartment in the rain, which she didn’t have to do, and that small kindness made a big impression. We will absolutely stay here again!

I loved the quaint decor, quiet building, great location for shopping and downtown Newport. Found parking at the lot across the street to be easy and accessible. Great breakfast included in the morning.

Parking is in a public lot and was hard to get in the first week of April. I can only imagine how hard it would be in the summer. The hotel has no elevator and our room was on the 4th fl so getting your baggage up there wasn’t great. Receptionist was very nice. Great location.

I scored the property lower mainly because it is not a modern or up-to-date facility does not have an elevator and it was very very a period of the times, however was fairly cleaned and tidied very "inn" style We were there in March. The parking was free. I'm not sure how it works during busy times. I believe it was a pay for parking however the hotel May reimburse, I'm not sure of of the process. Afternoons next and tea. Tea and breakfast next morning were good. As far as amenities, the only amenity I would say would be the tea and breakfast and an outdoor patio in the summer months
