This is a gem of a place! Absolutely charming, completely spotless and great amenities. They had wonderful tea with snacks at 3pm and a beautiful breakfast with so many options. The location is perfect for walking to everything. Parking is right across the street and you get a code for discounted parking. Incredibly convenient. We can’t say enough about this place. The only thing I would say was not perfection was the welcome when we arrived. Not the warmest welcome, but it’s a small thing when you compare it to all the wonderful things about this inn. Highly recommend.

Rooms are small but very homey and comfortable. It’s an Inn with a B&B vibe. Breakfast is included and there is a fantastic array of choices…way better than the typical chain-hotel offerings. It’s in the heart of downtown Newport, so there are plenty of restaurants, bars and shops within easy walking distance. My only con is that these are very old, wooden structures so outside noise finds it’s way in. The office is not staffed around the clock so be sure to call ahead of you are arriving late. I called and the staff assured me that even if they were closed I would still be able to access my room without compromising security. Will definitely return in the future!

Pro: Nice staff, great location, nice breakfast and afternoon tea offered (included), laid back/low key ambiance. Con: No dedicated parking (reduced daily rate at public lot across the street). You can hear your neighbors in the next room pretty clearly.

A lovely old hotel with great breakfast and nice tea in the afternoon. It would have been stellar if it had an elevator. Arriving after hours (an interesting check-in process), finding the promised parking lot closed and then faced with pulling our suitcases up 3 flights of narrow stairs left us a bit grumpy. On review of the hotel's description, I finally found mention of "no elevator" under Accessibility. I focus on this because my sister, with whom I frequently travel, isn't as spry as I and would have spent the first night on the couch in the lobby. Other than this, the hotel is very charming and in a great location.
