The property is good for having a beach right on the water; however, the rooms are not clean and are cheaply staged. The hardwood floor was sticky upon entry and the carpet do not appear to have ever been cleaned. We booked a suited which ended up being two rooms merged. The front desk was subpar.

Not as upscale as I thought it would be! Room was just Ok! Overlooked the parking lot! Staff was not helpful about the type of room we booked! We booked signature room and got standard room! Nothing going on at night for 50 dollar resort fee! Will not come back for the price we paid! Very crowded!

It really is a great property- they need to improve on food quality; food selection (schnitzel was terrible, but, chicken was good, clam chowder was delicious, Double Cheese Burgers was awesome) but selections were limited and delivery time was 1-2 hours - even busy, the hotel needs to staff for that- in restaurant; Annie, the outside bartender was amazing as always - she is a staple to the property - without her, not sure if I’d come back- , food delivery on the beach doesn’t exist and it should; garbage pickup on beach and the boardwalk was always late in the am - but, convenience to the best beach on the Cape is tough to compete -

Property was dirty and not taken care off. The staff were confused teens and unprofessional. We tried ordering room service and initially told not available via front desk, then again by hostess at hotel restaurant. Then asked Manager who was shocked that I was given those answers as room service was in fact available. Clearly everyone is either misinformed or lazy.

The property is old and dated. The carpets and old and they used carpet squares on the wall in the elevator. I expected much more class for $300 per night. Breakfast cost $15 for cold bar (cereal) and $25 for hot bar, a little expensive for breakfast. Staff acknowledged us but not super friendly and inviting. I probably would not stay here again.

Overall a good stay but not great. Location is fantastic, room was clean and well appointed, but we had zero view, We faced the wall of another attached building. The biggest challenge though was the beach. We were told you cannot reserve seats and you cannot save seats with towels, but when I came out at 8 AM, all the seats were held with towels. When I asked about it, one of the staff said, “I’ll be honest, people usually reserve seats by tipping us.” When I mentioned it to the front desk, she was appalled and apologized. The the staff: take a bite from Italian beaches where people pay a fee to reserve a beach seat for 1/2 or a full day. It was interesting to me in that. It seemed like the entire facility was being run by young folks in their 20s with little adult supervision. The bar and the pool outside or great, if you could get near it. I went inside to have lunch and ended up surrounded by a group of young girls in bikinis despite the staff trying to tell them they needed to have on clothing. I will say having dinner in the inside bar while overlooking the beach was pretty spectacular. It’s a good place but with a little tightening up it could be much bettet
