The gate of the property is between the wall of a building and the Vatican wall, you are just steps away. The neighborhood is very lively with lots of shops and restaurants nearby. About a 10-15 minute easy walk to the Vatican Museum and metro stop. All communication and check-in was all done through messages via Expedia and Whatsapp, be sure to have that downloaded on your phone. These are simple, no fuss rooms with a bed, nightstand and bathroom/shower...steps away from St. Peter's basilica on the other side of the Vatican City wall and about an 11 minute walk to the Vatican museum (Sistine chapel). Once you're in the courtyard, it is very quiet. Rooms have air-conditioning. We stayed in one room while our 3 children stayed in a room next door. There was a common area upstairs where they had grab-and-go juices, teas, coffee, pre-packaged breakfast items, and a microwave and mini fridge. If we arrived before the rooms were ready, we would have left our luggage in this common space. We were lucky to have the rooms ready by 1pm. It is situated in the heart of a touristy area so the restaurants are pretty mediocre and expensive for what you get, but there are 1-2 restaurants tucked away that make homemade pastas only 5 minutes walking distance. If you walk 15 minutes across the bridges, you'll have more options. This guest house was perfect for our short stay. It is about a 10 minute walk to the Metro which is how we arrived since we took the train from Florence.
