There are three bedrooms, living room, dining room, kitchen and beautiful patio with BBQ and fireplace all on one level. Easy self check-in with keyless entry. This home is a 10 minute walk to Burlingame Avenue, Burlingame Caltrain station, 10 minute drive to SFO, 9 minutes to Coyote Point beach and golf. Safeway, CVS, Starbucks and restaurants are within two blocks. This home is pedestrian friendly with a Walk Score of 73 "Very Walkable".

ADDITIONAL HOUSE RULES: You are agreeing to these following rules below when you book this property. PARTIES: No parties allowed at the premises. See house rule violation fees below. SMOKING: No smoking is allowed inside or outside the premises PETS: There are to be no pets on the premises unless previously authorized. Pet charge is to be discussed. CHILDREN: Our house is not child proofed, but is kid friendly. Children must be supervised by an adult while at the premises. This home includes a mini crib for infants in the master bedroom. FIREPLACE: Only 3 hour logs are allowed in the fireplace. The chimney damper must be open when the fireplace is in use. No burning candles inside the home. FLOORING: To prevent damage to rugs and hard surface flooring, removing shoes when inside the house is recommended. However, it is not required. Please be mindful to prevent scratches and gouges to hard flooring surfaces. Please do not drag heavy items of luggage, or furniture, across hard surface flooring. All movable furniture shall remain on area rugs or have protective pads on their feet. PLUMBING/DRAINS: Guest(s) will not abuse the plumbing. Only toilet tissue is allowed to be flushed in the toilet. Wipes or feminine products are not allowed to be flushed in the toilet. Cooking grease, bacon fat, or anything that solidifies when dumped into the sink drain is not allowed. These items must be disposed of separately in the garbage. Guest(s) will be charged for any plumbing repair work, or unclogging, due to their abuse of the plumbing. PARKING: Please park in front of the house or in the driveway (do not block sidewalk). Please inform all members of your group staying with you. QUIET HOURS: 10PM - 8AM - Our neighborhood is extremely quiet, please be respectful and keep your noise level down. I want you to enjoy your stay. I hope that you love this home as much as I do. GARBAGE: Guest(s) will assist with garbage service. Thursday evenings place 3 driveway garbage receptacles at the curb in the street for pick-up Friday mornings. HOUSEKEEPING: For bookings of more than 30 days, guests agree to use and pay for regular housekeeping, weekly or bi-monthly, as needed. The minimum regular housekeeping charge is typically $150 per visit (3 hrs approx), but may be more depending on condition at $50 per additional hour. Guests are expected to do their own personal laundry and dishes. Please do not leave clothes in the washer/dryer and/or dirty dishes/pots in the sink or on the stove on housekeeping day. Housekeeping will launder linens and towels, make beds with clean linens, and general cleaning will be performed. GARDEN / PROPERTY MAINTENANCE: Gardener arrives bi-monthly, usually on Fridays, to mow, trim and perform general garden maintenance. Guest(s) shall not interrupt gardener when visiting the property. If the gardener is denied access to the property by guest(s), guest(s) will be billed a $75 rescheduling fee. CHECK-OUT: When you check out, the house is to be in the same condition as when you arrived. Any damaged or missing items will be applied against your deposit. You do not need to do laundry (bed linens or towels) or clean floors when you check out. Please do not leave dirty dishes behind. Place them in the dishwasher and turn it on before leaving. Please wash all pots and pans after use and put them away. Your $150 cleaning fee paid in advance only takes care of general cleaning. Cleaning time beyond general, noted above, will be $50 per additional hour applied against your deposit. RULE VIOLATION FEES: Unless previously authorized, this house is not to be used by more than the number of people listed on the acceptance of this rental, this includes daytime guests. If this rule is not adhered to, there is a minimum fee charged of $1,000 per day. If there is unauthorized filming, photography, or parties at the property, the minimum fee charged is $5,000 per day. There are to be no parties without prior authorization. When you accept this rental invitation you are agreeing to these rules. Additionally, guest(s) violating occupancy limits and/or creating excessive damage to the property may be asked to vacate before their stay has concluded. EARLY CHECK-IN / LATE CHECK-OUT: When possible, I may allow early check-in and late check-out for an additional fee of $60 when scheduled in advance of check-in/check-out. LATE CHECK OUT WITHOUT NOTICE: Guest(s) will be charged $60 per hour for each hour past scheduled check-out time. It is advisable that guest(s) check-out when scheduled. EARLY CHECK OUT BEFORE BOOKING ENDS: It is advised to only book the amount of days you plan to stay. Once your booking begins, you may check-out early anytime by simply letting me know you have vacated the property. However, there will be no refund of stay charges for unused days of your booking. ADDING EXTRA DAYS TO YOUR STAY: If available, you can add days to your stay ...just let me know. If you are concerned you may need to add days to your stay but are uncertain about it, please let me know in advance. I can review future guest booking requests on a case by case basis and allow you first priority to extend in place of accepting another guest booking. However, at minimum, you will have to match the stay time requested by the next guest. I will give you 12 hours from the time I message you to accept or reject any stay extension in place of a future guest booking. If you can not accept or reject the requested dates of the future guest booking within the first 12 hours after I message you, then the future guest booking will be accepted. I must respond within 24 hours to future guest booking requests. Therefore, the 12 hour accept/reject time frame allows me to respond to future guests within a reasonable amount of time. TRANSIENT OCCUPANCY TAX: Property is subject to 14% city tax on nightly rate and cleaning fee on bookings of 30 consecutive calendar days or less, counting portions of calendar days as full days. TOT will be automatically applied to your instant booking. Booking for 31 days or longer do not require payment of TOT. Please message host in advance of booking 31 days or longer to make certain TOT will not automatically be applied to your booking.
