My husband and I have stayed at the Frances Modern Inn twice now, and both stays were absolutely perfect. Check-in is smooth, the rooms are GORGEOUS, and the amenities are top-notch. There are so many little details that make staying there special-- we usually try new places, but when we stay in Austin, this our first choice!

Cute cute hotel. Our room was comfy and clean. Nice amenities included luxury toiletries, ear plugs, communal gourmet coffee machines, mineral waters and soft soft robes (among other things). Parking is indeed limited however the hotel validates a nearby parking lot. We actually ended up parking on the street the entire trip and it was fine. We didn’t need our car. Great restaurants and bars abound in the area. Shout out to Moe’s Nextdoor and the Quickie Pickie. Entrance is in the rear (along with a few hotel parking spaces) which at first seemed off putting but it was actually fine. No issues. Would definitely consider staying here again.

This beautiful hotel was so enjoyable! The owner was onsite and it was obvious this place is her passion! The sheets were luxurious and we slept like babies! Our rooms were serviced each day of our stay by such friendly staff. Will 100% return.

Absolutely loved this hotel! Staff was so lovely and welcoming. Great design and location. Very spacious, beautifully decorated rooms. This will be our Austin go from now on. Cute shops in the area and next to the best dive bar.

The property is very unique, from decor, to comfort, and friendliness. Each floor is uniquely designed, and every room is as well. I stayed in room 12 and the decor is very peaceful. What surprised me is that either the walls are very well insulated, but I did not hear anything all night. I had some of the best night sleep and the bed was very comfortable. The shower has all basic necessities. In the morning I would go out and get coffee, espresso, or tea anytime I want it. I am a coffee snob, and this coffee was very good. The best part was the patio upstairs, which is just fun and allows you to see the sunsets with a view of the city. It was a little chilly when we were here for a few days, I think we brought it, otherwise I may have sat there for half a day. Very clean and well kept. Somebody loves this place. I even look through some of the cool books that were on the floor.

I just had the pleasure of staying one night at Frances Modern, and it was perfect in every way. Staff was responsive, room was unique, clean, and comfy, parking was seamless, and there were lots of fun shops and restaurants in walking distance. My favorite part of my trip was hanging out in the common area the next morning- I enjoyed sitting in the open patio area, reading and journaling and sipping my delicious oat milk latte from the coffee machine. I can’t wait to go back- next time I plan to stay two nights!

This is the second time I have stayed at the Frances. I often travel for work, and found this gem last minute, and have been wowed both times with the beauty and hospitality of this Inn. It doesn’t help that this location is 6 minutes from work and the restaurant serves great food. This is now my work home away from home!

What you see is ACTUALLY what you are getting. Boutique style hotel done right. It was ideal for us for our quick getaway. From the blackout curtains to the bathtub and shower. Easy to access so many gems in the neighborhood. The smell of the room was amazing. Little to no noise from the area around us. The A/C does take a little while to fill the room but honestly, still would rate this place 10/10 and can’t wait to book this hotel again.

Our stay was amazing! The hotel is ideally located walking distance to a lot of great restaurants and shops. The spacious common areas on each floor made it feel welcoming and gave chill vibes. The rooms are beautifully decorated, and the cleanliness was truly impressive. Literally spotless, no dust, no stray hairs, no cobwebs.

My wife and I stayed at the Frances Modern for a weekend getaway. Our goal was to find a relaxing, “little bit different” place to stay, convenient to downtown- we were seeing a concert at the Moody Center. The Frances Modern delivered. This small, boutique, hotel was beautifully appointed, but relaxing and casual. The room was unique & spotless, with character you don’t find in chains. We spent much more time in the open air sitting area than I ever imagined we would- but the coffee, sparkling waters, books, games, etc were all so inviting. Communication from the staff was great. We’ll definitely be back!

Such a beautiful, eclectic Inn. The room and outside area was spotless, the coffee station and drink area was a great plus. The staff is very friendly and on the spot if there is an issue. I highly recommend staying here while in Austin. It’s just a short walk to 6th street and we ended up walking everywhere the entire time with ease. Also, for me personally the comfort of the bed is a big deal, and their bed was very comfortable. Stay here and you will not be disappointed!
