"Amazing hotel clean, fresh, rooms are lovely, nice size and complementary tea and coffee and mini fridge stocked, Jan the owner was lovely very welcoming, car parking is limited on site but that didn’t bother us we parked in a side street near the hotel, lovely location, shop few steps away, Carbis bay hotel and beach literally 5/10 minutes walk but mind the hill on the way back up, you can drive down but parking can be expensive for the day and limited spaces.

"What a fantastic 4 night stay, Jo was the perfect host The room was ideal with a fantastic sea view. Breakfast was the best we have had at a B&B & we were not even getting hungry again until mid afternoon. Ideal location for walkers of the Cornish coastal path. "

- provided us Fresh Bread, Bacon and Better
Cons:
- This is a basement Flat and should have been listed as one
- It can get rather noisy upstairs with banging and a dog running around
- If you are afraid of Dogs, although the connecting door upstairs oppsoite the bathroom is locked, there was a few times the dog was heard near the door.
