Most bed and breakfast include a hot breakfast, not here unless you pay extra per person. This is not mentioned in the Expedia information. Only after booking did I find out from info sent to me from the property. Could not cancel without losing my money. Then received info that a champagne social at 5:00 pm to meet staff and other guests starting in April only to get updated info 2 days prior to arrival that it wouldn't start until June. No sorry or any reason given on why not as advertised in earlier info. The code to get into the room did not work for us or 2 other rooms' guests that we met trying to get in.By dumb luck one of the staff was leaving but stayed to help us get into our rooms. The only thing I can say that was good was that the room was very clean and so were the common areas, also the staff member who helped us get in was great and very apolegetic. The grab and go breakfast was a great disappointment compared to other B&B's I have stayed at. The hot tub was out of order, the rooms toilet belongs in a pre- k room, not for adults and the bathroom sink drained so slowly. I truly regret staying here with so many other choices to choose from.
