Occupants of the Short-Term Rental shall be prohibited from using all outdoor amenities and/or engaging in outdoor games or any outdoor activities that create noise between the hours of 9:00 PM to 8:00 AM Sunday through Thursday and 10 PM and 8 AM Friday and Saturday.

Bedroom 2 is located next to the upstairs hallway bathroom 2 and features a King-sized Bed, 65-inch HiSense with Roku Smart television, remote-controlled ceiling fan, and reach-in closet. Bedroom 3 is located next to bedroom 2 and features a Twin Over Twin with Twin Trundle Bunk Bed, 55-inch HiSense with Roku Smart television, remote-controlled ceiling fan, and a reach-in closet with built-in shelving for maximum storage. Check-In Instructions are emailed once the House Rules Agreement is signed, the Guest List Form is submitted, a picture of a Government-Issues Photo Identification (if required by the city or county) is provided and any additional documentation that the City or County may require to rent.

1. Noise level: `Quiet Time` in this city is from 10 PM to 8 AM. Loud parties in the home or on the premises are prohibited and grounds for immediate eviction. The registered guest/licensee and their guests and visitors agree there will be no disturbance, annoyance, endangerment, or inconvenience to the neighbors. Due to the properties` proximity, using vile or obscene language outdoors is likely to disturb and annoy the neighbors. 2. Parking: Parking is limited to the garage, driveway, and street. Parking at this house is available for 6 cars maximum, 2 in the garage, 2 in the driveway, and 2 on the street. All vehicles must be parked parallel, not horizontally, or you will be fined. RV campers and/or tents on the premises or parking area are forbidden, and you will be fined. All fines and/or towing charges are the responsibility of the registered guest. Garage doors are to be closed when not in use.

3. Neighbor complaints: Actions by Tenants and/or guests that result in neighbor complaints or Police being called to this property will result in a minimum of a $500 charge to deal with potential HOA and legal issues & fines, which is payable by the registered guest.

4. Reporting damage to agent: The licensee agrees to keep the Property in good condition, and upon Licensee`s check-out, the Property will be left in a good and habitable condition. Any damage to furnishings, fixtures, furniture or other notable condition found upon check-in will be reported to the Agent within two (2) hours of Occupancy.

5. Damage policy: Licensee shall be responsible for all damage, breakage, and/or loss to the Property, except for normal wear and tear and unavoidable casualties (as deemed by the Agent in its sole discretion) which may result from Licensee`s occupancy. Licensee agrees that all pipes, wires, glass, plumbing, household contents, and other equipment and fixtures will be in the same condition upon check-out as it was at the time of check-in, reasonable wear and tear and damage by unavoidable fire and casualty of the only exceptions. The licensee understands that the Property will be inspected before to Licensee`s check-in and upon Licensee`s check-out. You acknowledge any loss and/or damage to the Property that will result in a charge or charges for repair and/or the replacement value.

Licensee hereby confirms that he/she understands these charges may be posted to the credit card on file, or if agent is unable to charge the credit card, he/she will promptly (and in no event more than 10 days) submit the moneys due for full cost of the replacement or repair.

6. Smoking: This is a non-smoking home. You are permitted to smoke outdoors on the patio or courtyard.
