Rooms are clean & comfortable. Location is convenient to shopping, restaurants, and waterfront area. Breakfast was excellent. staff were friendly, helpful, and professional. Only complaint is no onsite parking but they do give you a pass for public parking lot located 1/2 mile from the premises.

The rooms were absolutely impeccable!! Thr location was great. The breakfast on the tooftop patio was creative and delicious. Parking is always a challenge in Newport and the handled it very well with prepaid remote parking. I would recommend the Outlook Inn to anyone.

Wish I would have known the 11 am breakfast cutoff is at 10:30. After checking out and about to head out, I was hoping for an included breakfast, but waited in the kitchen for 20 mins with another girl and nobody showed to cook. Other than that, the spot is a block off the main street and a great space to stay.

We received a warm welcome when we checked in. The room was clean an spacious with a wonderful large shower. The breakfast service was amazing! They had a special for the day, but would cook things to order, upon request. It was absolutely delicious and the staff was so helpful and friendly.
