Whispering Winds is more than just a rental — it’s an immersive riverside experience. Whether you’re grilling with family, relaxing on the decks, stargazing by the firepit, or exploring nearby parks and small towns, every moment here offers serenity and adventure.
Aggieland Vacation Rentals requires guests to be a minimum of 25 years or older to sign the booking agreement and be responsible for all guests in the party. As a locally owned and operated company, your reservation is always safe, secure, and in good hands!
The property may have one or more actively recording cameras overlooking the entrance, driveway, and backyard areas, which record audio and video. All devices are on the exterior. Full access to the entire house.
Guest must be 25 years or older to reserve the property and digitally sign the Booking Agreement prior to check-in.
1. Smoking: Smoking is NOT allowed in the property, if you smoke outside please dispose of your butts properly. If the cleaning crew or Booking Agent detects any evidence of smoking inside, we will retain the $750 deposit to clean and deodorize the home.
2. Heating & Cooling: Do not turn the thermostat below 69 during the summer as the unit could freeze and the Guest will be charged the cost to repair the heating/cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 50 degrees. Feel free to sleep with the windows open to enjoy the fresh air just be sure to closeand lock all windows when checking out.
3. Visitors: People other than those accounted for in the booking agreement may not stay overnight in the property. If we find unauthorized guests have stayed a fee of $300 will be retained from your deposit plus $25 per person.
4. Guest Responsibilities: All of the properties are privately owned. The owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they allow to use the premises.
Quiet hours are 10 pm to 6 am, do not disturb the neighbors with loud music or parties.
5. Property Maintenance: Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance. Guests will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses. Parties are prohibited.
6. Household Appliances & Furniture: Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property.
7. Pet Policy: NO Pets. Guests will be fined a $400 pet deposit if pets are found at the property or pet feces.
8. Parking: Parking is only allowed near the fence and we prefer the automobiles be lined up against the fence between the crape myrtle trees going towards the entrance of the property. The trash trucks need to enter and turn around.
9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property or used at the river. YOU SHOULD PACK BEACH TOWELS FOR THE RIVER, SUNSCREEN, INSECT SPRAY. If the cleaning crew finds that the property has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour.
10. DO NOT FLUSH anything other than septic-safe toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogged the plumbing system, the Guest will be charged the cost of the plumbing repair. WE ARE ON A SMALL SEPTIC SYSTEM SO IF THE SYSTEM BEGINS TO BACK INTO THE HOME CEASE ALL WATER USE IMMEDIATELY AND CALL.
11. Fires & Grill: Fires are allowed on the property however you must use buckets filled with water to put the fire out before retiring for the evening, you may have a fire at the river’s edge as well but it must be put out before leaving the river area. The water hose or river are available water sources. Be aware that the Bastrop/Smithville area suffered and still suffer from the effects of devastating wildfire damage as you can see from the trip between the two towns. DO NOT THROW TRASH, CANS, OR BOTTLES ON THE CAMPFIRE. No candles may be burned in the house. Move the grill to an open area before each use, be sure the propane is turned off at the tank. Do not use the grill on the deck or near it, clean it after each use.
12. Personal Items: Guests will need to provide their own paper goods. An initial set up of trash liners, toilet paper (one in each bathroom), and hand soap is provided. Extra items needed are the responsibility of the Guest (i.e., toothpaste, soap, toilet paper, paper towels, trash bags, shampoo, etc.).
13. Trash: Place all trash inside the trash cans located near the fence, trash MUST be bagged. A $50 fee will be assessed if this rule is not followed and will be deducted from your deposit.
14. Secure the Property: Close all blinds, and shades and secure all doors and windows. Contact the Booking Agent immediately should any difficulty arise in properly securing the property.
15. Events: If the Guest wish to have an event at the property, permission must be obtained from the Booking Agent and Homeowner. An event fee of $250 will be added.

17. Camping: You are welcome to bring tents and camp near the river's edge. WARNING: The river can rise quickly, camp at your own risk.
18. Cars Near River: Do not drive cars down to the river, many cars are unable to make it up the steep grade to get back to the house.
19. Food: Do not eat the owner's food or drinks in the pantry however the owner welcomes you to use the condiments, ice, and spices should you forget your own.
20. Neighbors: We all share the river frontage so if a neighbor comes down to say hello or throw a line in the water to go fishing please be friendly and let them know you are Carla’s guest! Darrell sometimes brings fresh vegetables from his garden over as gifts…be kind and accept them, if you don’t want them just place them in the pantry as someone will. The neighbors will call and turn guests in who are trashing the river, land, or home so please keep things orderly.
21. REMINDER: Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The Homeowner or Booking Agent may enter the premises at any time without securing prior permission from the Guest. Any Guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises.
