I haven't heard of many people recommending Hamamatsucho as place to stay when visiting Tokyo but it's quite a gem. The hotel was walking distance to Hamamatsucho JR station on the Yamanote line, as well as to the Tokyo Monorail station to allow direct transfer to Haneda Airport. It is also close to Daimon metro station giving you lots of options for transport.
The area itself is a business/office district so it's clean and feels safe, and there are a lot of restaurants, convenience stores and supermarkets close to the hotel. The staff at the hotel can direct you to the supermarkets nearby, which were fairly well stocked.
The hotel itself was very clean and had all the usual amenities (bottled water every day, teabags and instant coffee etc.) - staff were friendly and could speak good English and were helpful when booking taxis etc. To get to Haneda Airport from the hotel it was about ¥10,000 and to get to Toyosu Market for the tuna auction it was about ¥3000.
The only downside is that there was no washing machine in the hotel, but there is a laundromat less than 10mins walk away.
