The Space:

This one-bedroom apartment in La Veleta sleeps two guests and sits steps from Holistika, top cafés, and the main street buzz. The standout? Your own private rooftop terrace with jungle views — perfect for morning coffee or evening stargazing. Two shared pools and lush tropical gardens complete the picture, all within a quiet gated community that's walkable to Tulum's best restaurants and a short drive to the beach.



Bedrooms and Bathrooms

The bedroom features a king-size bed with quality linens and room-darkening shades for sleeping in. The bathroom is stocked with thoughtful touches like nice toiletries and plenty of water to keep you refreshed.



Living, Dining, and Kitchen Area

The living area opens onto a private balcony overlooking the pool and gardens — a lovely spot to linger with a book or glass of wine. Inside, you'll find a comfortable workspace, TV with Netflix and Spotify, and a pullout sofa for a third guest. The full kitchen has everything you need to cook: stovetop, oven, microwave, blender, coffee maker, and dining for four indoors or out on the balcony.

Two shared pools sit within beautifully maintained tropical gardens, cleaned daily and featuring a wide ledge that's ideal for lounging or little ones. The rooftop terrace is accessed via the shared staircase and offers privacy, sun, and sweeping jungle views — a rare find in the heart of La Veleta.

Strong Wi-Fi handles video calls and remote work with ease. The in-unit washer and dryer mean you can pack light and refresh your wardrobe mid-stay. Free parking is available on the street right outside. La Veleta is a peaceful, safe neighborhood with Chedraui grocery store, great restaurants like Kokoro and Burrito Amor, and easy access to cenotes, Mayan ruins, and Tulum's famous beach clubs. The apartment is inside a gated community with friendly maintenance staff and a welcoming local vibe.

- Electricity is not included for stays of 7 days or more. A meter reading will be recorded on arrival and check-out days. Long-term stays are charged a fixed rate of $5.22 pesos per kWh. Consumption will be charged through the booking platform or deducted from your security deposit.

- The cleaning service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.

- Guests will be requested to sign a Rental Agreement upon booking confirmation

- Security Deposit : A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

- We provide a few essentials to make you feel more at home when you arrive like toilet paper in the bathrooms, soap, and shampoo but please note that these are not refilled during your stay. You can pick up any item you need at a convenience or grocery store.

- Wi-Fi, TV, bed linens, beach, and bath towels are provided free to guests.

- The pool uses natural materials, which may affect water clarity despite regular cleanings.



The property is currently for sale, and rare visits from potential buyers may occur with at least 24h notice.



Tulum is a nature-rich, developing area. While rare, power or internet outages may occur and we’re here to assist should this happen.



As Tulum continues to grow, occasional construction may be heard during the day, we appreciate your understanding.





HOUSE RULES

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties or events are permitted, illegal activity is prohibited and excessive noise will not be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed.

- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters will be required to provide a government ID on the day of checking in or during their stay.

- Please avoid moving furniture

- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glass, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.
