'Toes In The Sand' is a charming, 3-bedroom beach cottage conveniently located south of Hwy 30-A (the beach side) in Seagrove Beach (between Seaside and Rosemary Beach). Enjoy the serenity of getting away from it all OR get into the thick of area activities-your choice! Our home is in a quiet, family-friendly, picket-fence-lined gated community called Summer's Edge but also close enough to Seaside, The Big Chill, and Rosemary Beach to enjoy all the area's activities. Located directly across the street within a short walk is the new Greenway Station which has restaurants and shopping such as Local Cantina Mexican restaurant, The Salty Butcher market, Wild Olives restaurant, Turbo Coffee, Canopy Road Cafe, Pecan Jack's Ice Cream, Latitude 25, and Coast Hippie. The beach and Eastern Lake are a short 3 to 4-minute walk away! Our community enjoys deeded beach access-so no worries finding your spot on the sand.

Toes in the Sand comfortably accommodates up to eight (8). It is well-equipped with all the amenities of 'being at home' (unlike a hotel room). You will enjoy beautiful ocean views and feel the gulf breeze from the 'Tower' (3rd story porch-great for Happy Hour!).

Grill your own seafood on our gas grill in the private fenced backyard. Enjoy visiting with family and friends on three large separate porches with chairs & hammocks. The neighborhood walkway takes you to our deeded beach access -- on the beautiful Emerald Coast -- one of the most spectacular beaches in the world (only 225 yards or a short 3-minute walk). (Please note that tents or canopies are not allowed on the beach.) Our community offers two private pools. The one located on our street (Ryan St.) is just 2 minutes away and seasonally heated for your comfort. The second pool is just a 3-minute walk away on Chelsea Loop.

The king size bed in the primary bedroom boasts a comfortable, memory-foam mattress. The primary bedroom's ensuite bathroom includes a large jetted garden tub and separate walk-in shower. Both the primary bedroom and the King-bed guest bedroom each have their own private access to our spacious, second-story porch, where you can relax in the hammock or Adirondack chairs and simply read, nap, or have coffee. The third bedroom features a twin over full bunkbed (with a single pull-out trundle below).

The kitchen is fully equipped and features granite counter tops, gas stove top with electric convection oven, breakfast bar (seats 3), and French-door refrigerator with ice maker. The dining room features an extra large table (seats 8) so your whole group can gather together for meals. The large full-grain leather sectional and flat-screen 4K HD smart TV (and DVD player) in the family room allows you to enjoy a movie with a large group. You will also find flat screen smart TV's in the primary and second bedrooms. The third bedroom (bunkroom) is set up for children and has a flat screen TV and DVD player.

There is a spacious and private fenced backyard with a stone patio, umbrella/table/chairs, natural gas grill, and outdoor shower. Beach accessories including beach chairs, beach cart, boogie boards, and beach toys are available for use. Or you can choose to secure your spot on the beach by taking advantage of beach chair/umbrella service or rent bikes-we offer discounts for both.

Free high-speed WIFI access, DVD movies, board games, and puzzles are on hand for your use.

Great Vacation

We had an amazing vacation! The beach was within a comfortable walking distance. We enjoyed our coffee on the porch. The new coffee shop and ice cream shops just within walking distance were perfect! The back yard was big enough to allow our dog some outside time without having to walk her. Would rent this property again!

Thanksgiving at the Beach

We enjoyed so much our stay at Toes in the Sand. Beautiful home with a central location on 30a. Very close to Seaside and restaurants as well as a short stroll to the beach. Our two small dogs that we needed to take at the last minute, also felt right at home!

Great Family Vacation

This home was perfect for our family of 5. Short walk to the beach and both community pools. The pools were never crowded which was a concern of ours originally. There is a new retail spot at the top of the street with restaurants, coffee shop, ice cream shop, and great breakfast spot. We walked here everyday. Thanks for sharing your home with us!

Great Beach House, plenty of room for our Family, close to Seaside, the neighborhood was full of large trees, very quaint. Beach Access was super easy…..awesome vacation before sending our daughter off to College. Loved the 2 balconies and the front porch. Kitchen was well stocked and all of the beds were off the charts comfortable. The picked fenced little backyard was a must. Thank you for allowing us to bring our Pup! Would definitely love to rent this vacation home again Docsa Fam

Cute house in terrific location

Overall our family (and our dog!) enjoyed a great summer vacation in this home. We loved the location, not far from everything 30A has to offer and within walking distance to lots of stuff, including a great ice cream shop that our kids enjoyed. The beach was a short walk, crossing only one roadway that isn’t heavily traveled, and the street is nicely landscaped with dense native plants and trees that provide lots of shade. The beach access was not too crowded — recommend taking advantage of the beach service to get a front row spot — the owner has arranged for a discount. There are two community pools, one of which offers some shade, even in the water. The pools are on the small side, so at times were pretty busy. The house is very cute with a well-shaded porch and deck above — kids enjoyed the porch swing and hammock. The kitchen was well-appointed with nice appliances, though the dishwasher needs to be re-mounted to its cabinet. The rest of the house is comfortable but is in need of some repairs after what I’m sure is almost constant use — a couple of sticking or missing doors; the hardwoods on the first floor are warped and buckling in places from some past water damage; the walls and trim are showing wear and tear need a refresh; the bedroom carpets have some staining and need a deep cleaning or replacement. The owner did offer to make some fixes but we opted not to be disturbed by workers. Overall a great place that needs some TLC, but we’d stay again!

We returned to Toes in the Sand for our second year in a row — still a wonderful home in an awesome location! A new benefit this year is that even more shops and restaurants have opened in the commercial development just across 30A from the gated entrance to neighborhood, so we were able to walk for dinner and for ice cream treats more than one night. Great time with the family.

Everything was easy to get to. Home was clean and big for my family. Wish we could have kept a golf cart but must things were walkable. Limited parking but we were able to find parking. Will come again.

Oh we LOVED “Toes in the Sand!” It was spacious and beautifully decorated. And being able to bring our lab, Saylor, made it all the better! Kevin, the owner, is great to work with with any questions. It’s a beautiful neighborhood and in a great location off 30A. We will definitely go back. Probably the only thing we didn’t love, were the pools. They are small and just not as nice as some other places we’ve stayed. They were both crowded all week- which makes it hard if you have littles. There is no shallow kids’ pool. Beautiful beach property in a perfect location.

This is such a beautiful home. Every inch of the space is adorned with classic, beach theme decor and beautiful, comfortable furniture. The house has everything you need for everyone in your group to have their own space, with a large living room and three decks. The bedrooms are spacious and include perfect storage areas for everything you bring on vacation. The kitchen has everything you need and then some. This was one of the best houses we have rented at the beach!

We had a wonderful time at this sweet beach house. Drove here after hurricane Ida tore through our city. Great family room and kitchen for all to gather. Relaxing porches with hammocks. Easy easy walk to the beach. Short drive to seaside and Rosemary beach. Would stay again.

The only shade in Florida!

Seagrove lived up to its name with the shady grove trees lining N. Ryan St., on our short walk to the beach. We enjoyed the tree cover around the house, too, and made use of the porch and two decks with hammocks. The top deck even catches a breeze in late July! The house was clean and well stocked. Only downside was we were unclear about bathroom placement from the listing, and didn't know the third full bathroom was on the ground floor and that the second master shares with the bunk room. But a minor inconvenience overall. The pools are nice, especially the infinity pool with shade alcoves and cover from rain, etc.

Awesome home

Incredible home. It is like a good friend has a beautiful beach house and invites you to stay there. It does not feel like a rental. Very secluded street with live oaks and side walks. We spent more time on the porches than in the house. House is very convenient to restaurants and grocery and a short walk to beach. There is a reason this home is so highly rated. You won’t be disappointed.

Full Nest

We're an empty nest couple who got a chance to reconnect with our two 20-something kids for a week at this beautiful, clean, well-appointed Seagrove home (with new dog in tow). We took full advantage of the shaded front porch and ocean-view crow's nest. It was a chance to experience open-concept living space, something that we don't have at home. It's a short walk to a beautiful stretch of beach. Double red flag days all week kept us from enjoying the gulf waters but we chalked that up to just bad luck. The only complaint is that the stretch of beach associated with this neighborhood community didn't allow "tents or canopies". So be prepared to rent chairs and umbrella, or bring your own small beach umbrella (which is tolerated) and use the two owner-supplied beach chairs. We had bought a new neso "canopy" type shade/shelter prior to the trip so we just had to lug it down the beach (about a quarter mile) to the public access area where we could pitch it. Problem solved. The house is well-situated between Seaside/Grayton and Alys/Rosemary Beaches so we had a chance to enjoy both those areas. Also, communication with the owner, Kevin, was brief yet informative. Would recommend this place to family and friends. Thanks for the opportunity to stay at Toes in the Sand!

Amazing Beach House!

The Spring Break we NEEDED!

OK, 2020 was a bust, all around. Job loss, quarantine, (we were fortunate to remain safe from the effects of the virus) but all in all last year was not the best. My family and I had not been on a vacation in over two years, and after 2020 I wanted to pull out all the stops and OVER-DELIVER on a travel experience and let me tell you, Toes in the Sand did not disappoint. This is a 5 star property ALL the way. When I was searching for a place to rent, I was really considering the kids. Mine are 11 and 13, I did not want to have them cross the busy 30A just to use the beach. It was a deal breaker on several properties that were in our consideration set. And when we found Kevin's house, it all just lined up with who we were as a family. First off, the pictures DO NOT MISREPRESENT THIS HOME. What you see is exactly what you get. A comfortable, spacious well maintained environment. This house feels more like a home than a resort. Comfortable in every way. From sinking into our spots and hanging out and watching TV at night on the oversized living room couch to sleeping soundly, every night in soft comfortable, well appointed beds. Or sitting out on one of many outdoor porches, talking, laughing and creating memories -- all close enough to the ocean to smell it in the air. Both pools were pleasant and clean. The heated pool got a bit crowded in the afternoon, but it was Spring Break week, so I am imagining that to be the culprit. Kevin's recommendations of bikes rentals and food were so perfect. Cheap beach cruisers took us to Eastern Lake or into Seaside or to the Perfect Pig for some of the BEST BBQ I had in the south. But the ultimate recommendation was Cafe ThirtyA, this chef driven specialty menu blew away our expectations and was by far the best meal we ate on the trip, and possibly one of the best meals of our 2021. I highly recommend this property and this homeowner. No detail was overlooked. And the communication was impeccable. If you visit the SeaGrove Beach area, please consider this a destination. A couple things to note if you've read this far: Ask Kevin for directions AHEAD Of your arrival, the GPS puts you in front of a gate off 30A that can't be accessed. In the dark, you will probably miss the cut off for the guest entry. (we did) This is not beach front (doesn't claim to be) but literally two blocks away, and a block form 30A - no traffic noise, no rowdies, gated from 30A as well. Felt safe and secure the whole time.
