We were able to comfortably sleep 19 adults - 8 of which were in bunks and one on a pull out couch. I wouldn't rely on the futons, many of which are in bedrooms which are best meant for couples. "We have come to Rockaway Bch. every year for the last 16 yrs. in November. We were excited to be able to get this house for the second time this year. Last year there was more of us, so we knew it was big enough for us this year. We love the big kitchen, lots of room with 6 bedrooms and the game room. The only downfall for us is we have more than 3 cars to park which is always a challenge. If the price hadn't been increased, we would be trying to book again for next year.
