Right on the Royal mile so bars restaurants and shopping at the door. I took the breakfast including option, but you great near by if you can find something open bey10. Which can be an issue all over the UK. I did have an issue with the dryer as I stayed in a studio and they don’t have a washer dryer inside the unit or a toaster ( smoke alarm issue was the read stated but 1 bed have then and a studio has a hot plate so the reason didn’t make sense). On the day I went to wash using the guest laundry only one dryer was working ( well not working as it wasn’t heating only spinning the clothes) as my clothes hadn’t dried and I had 2 loads. I spoke to reception about the issue they happily refunded the £4 pounds but that was it no offer of I can run them through the staff one or stick them in one of the 1 bedroom units not in use just go stick your 2 loads of wet washing around your room and hope for the best. I thought this was poor customer service. Lucky I was staying 2 more days which gave the clothes 48 hours dry.

The hotel is very conveniently located on the Royal Mile, but on a less busy stretch. It is thus quiet without being isolated. The staff were extraordinarily helpful, which was a great benefit since we were tired from our flight. We could store luggage until check-in time. The rooms were lovely and clean, ideal for getting a good night's rest before embarking on the rest of our journey. We recommend it highly.

The rooms were spacious and clean. Modern facilities. I had issues with my shower being too hot and not being able to turn the temperature knob because it was stuck, but this was fixed quickly. Did not like the fact that there’s no daily housekeeping unless you stay for 8 nights or more. Changing bins and towels is also chargeable which seems excessive. Overall an ok stay.

I really liked this place for the most part. The location was good for everything touristy, it was equipped with everything you need to cook, the bathroom was clean with nice water pressure, dishwasher worked well, nice view, the staff were friendly enough without being over the top. I LOVED the towel warmer and turned it on about 30 mins before I took a shower to warm up the bathroom. I also was able to wash undergarments in the sink and dry them on the towel warmer (I cleaned the sink afterwards!) The Cons: - water didn’t get very hot - I have a phobia about strange bed linen so I put the Murphy bed up and slept on the couch. Underneath the Murphy bed was filthy. I had to sweep the floor, wet a cloth and mop the floor and then use a wet cloth to dust the underside of the Murphy bed so the dust stopped falling on me. That was pretty gross. There were toenail clippings and food under there. - couch is SO uncomfortable to sit on, decent to sleep on. It’s hard as a rock. Plus, it’s sort of Velcro-ed to the base and it comes unstuck and slides off. I had to adjust it at least once an hour. For reference, I am 4’11” and 100 lbs so for taller/heavier people, I imagine it would be even more aggravating. - the bathroom has a bizarre set up. As I mentioned, I’m a petite person and I found it difficult to navigate in that wee space. I honestly don’t know how a larger person could feel comfortable in there. It was clean and nice though. *I would stay here again despite the cons
