Location was great and it was super quiet. Room size was good and bathroom was roomy.The only thing that could have made it better was a pool or hot tub but the court yard was beautiful and peaceful. I really liked sitting on the porch and rocking. Parking was convenient. Street parking is everywhere.

We loved the Porch on Frances Inn and will definitely be back! It is in a great location, close to everything but also quiet. The staff is so friendly and helpful that they were more like friends. It’s beautifully decorated and simple…everything you need and nothing you don’t. We can’t wait to come back to Key West and POFI.

We may have had miscommunication with the staff but our room was not serviced 2 days while we weee there. Had to call a after hours to get more towels and waters. That said they responded immediately and we got what we needed quickly. Property location was great, we could walk almost everywhere we wanted to go.

just a great place and definitely a good value. We stayed here for 10 days about three weeks ago, and it was an absolutely comfortable and enjoyable experience. The room was very clean and cool, with comfort amenities both indoors and outdoors. The location was perfect for us — maybe five or six blocks from Duval Street — close enough to enjoy the action, but far enough away to appreciate the peace and quiet. We did a fair amount of walking, but we enjoyed every step of it. The neighborhood was beautiful and wonderfully quiet. The staff were incredibly helpful, and management was accessible when I called. Parking was easy as well, since I coordinated it with management ahead of time and had no problems. There were plenty of restaurants within walking distance, and overall, we really can’t say enough good things about the place. We would definitely stay here again.

A good walking distance to Duval, away from the noise. Close walking to a few other out of the way places, which was nice. Room AC worked well and rooms were clean and comfortable. Staff was friendly, accommodating and knowledgeable about places to visit and directions to get there. You can Uber from the hotel to anywhere for a reasonable fee and it’s pretty quick and easy.

I was in room 9. Wood flooring furnished with huge four poster bed. It is about a 15 minute walk to Duval main strip which is no problem for me. Make sure to have a few relaxion sessions sitting on the rocking chairs!

Lovely historic building with modern touches, converted to a hotel in a reasonably quiet part of town. Located in the middle of the island’s old town, you can walk pretty much anywhere in 5-20 minutes, and we did. The restaurant across the street is also excellent. Reasonable sized units, and the semi-private covered patio makes you not want to leave. Far enough away from the Duvall St partying that you don’t hear or see it, but close enough to be accessible. Safe neighborhood. Abundant chickens nearby.

Location location

Luda, Louise, and Jeff were so friendly and helpful to us from when we first arrived to when we left. It was a great location and we enjoyed our stay. we parked our car and didn’t have to move it until we left.
