What’s more, Ocean View is a wheelchair accessible home and has three ground floor bedrooms, making it an ideal holiday rental for guests with limited mobility, grandparents and parents with toddlers.

Just 10 minutes from Kinsale town and 8 minutes from Garretstown beach, the location is as good as the house. Private, peaceful, and spectacular from every angle.

Ocean View is built for groups who want to be together. The open plan living space features four large sofas, two walls of floor-to-ceiling windows flooding the room with natural light, and views that genuinely stop you mid-conversation. It flows directly out to the patio and garden, making the inside and outside feel like one continuous entertaining space.

The professional kitchen is fully equipped for group cooking with everything you need to prepare meals for up to 22 people; an impressive island doubles as an American-style breakfast bar and a 14-seater kitchen dining table sits beside a wall of windows leading out to the patio, where additional outdoor dining is available.

The piece de résistance is the formal dining room. A stunning space that seats all 22 guests together in armchair-style comfort. Whether it’s a celebratory dinner, a birthday feast or a group meal on your first night, this room makes it feel like a genuine occasion.

Please enter the correct amount of guests staying when booking as the cost is based on this ,also so that adequate beds, bed linen, towels are left out for all guests.
Only guests on the booking are allowed within the grounds of the property.
Day guests are charged at the same price as guests staying the night.

The extra single beds are only put into the property when there is more than 16 guests staying.

You must be 23 years of age or older to hire this property, which will be checked on arrival if need be.

The entire house is yours , no one else will be sharing it with you.



NO PETS ARE ALLOWED OF ANY KIND

We can arrange to sleep 22 guests , when booking it will only let you book for 16 guests on this site , the extra charge per guest above 16 guests is €50 per person per night and extra beds will be arranged to be bought in.

We have 3 cots at the house for you to use plus 1 feeding chair.

Children under 2 years of age on arrival are not charged for and are classed as infants.

The house itself is a modern 6 bedroom 5 bathroom house, large modern kitchen , dining room and lounge.

Bedroom 1 , is located upstairs , it has 2 king size beds in it , plus 2 floor beds, as well as an en-suite bathroom.

There’s work space available in this bedroom.

Bedroom 2, is located upstairs and has a super king bed , plus 2 floor beds, as well as an en-suite bathroom and a bath tub which is located in the bedroom , which looks out on to the old head of kinsale. There is a balcony off this bedroom

Bedroom 3 , has a super king bed and 1 floor bed, as well as an en-suite bathroom,

Bedroom 4 , has a king size bed plus

Bedroom 5 , has a king size bed plus

Bedroom 6 , has a super king bed and 1 floor bed , as well as en-suite bathroom,

Main bathroom with a jacuzzi bath is located on the ground floor

Dining room seats 18 people for dinner in arm chair style seating and the kitchen area seats a further 16 people

There is a large kids playroom in the attic which is accessed from outside, it is full of toys , board games and books , it also has a tv.

OUTSIDE

enclosed gazebo which seats 10 people.

There are 2 other seating areas outside , one by the children’s climbing frame and the other outside the kitchen door.

There is a large pirate ship climbing frame with slide and swings which has a barked floor area , along with a wooden children's play house situated in the large private gated garden.
There is also a sunken into the ground large trampoline.

9 hole pitch & putt ( seasonal )

In the outside shed there is a football table and tennis table , with lighting in there so can be used in the evenings.


The local pub " The Speckeld Door" is a 5 minute drive away or drive to the end of the road for 2 minutes and walk across the beach.


If you need a caterer to come in and cook or bring your breakfast , lunch or dinner then let me know and il pass on the details.

All guests are advised to take out travel insurance , incase you need to cancel your booking for unseen reasons , or if some guests decide they do not want to stay , or for damages done at the property during your stay , this is optional of course and is down to the person making the booking.

There is a damage deposit of €450 to be paid upon 1 week before arrival, this is released on departure as soon as the cleaner has checked the property on departure.
Please note the gardener may visit during your stay to maintain the grounds of the property

Where early check in is available we charge €50 per hour
