Nestled on 5 acres of land, this charming country home is ideally situated just a short 10-minute drive from the bustling Concan area and the ever-popular Frio River float. The nearby Dry Frio, with its perpetually flowing waters and adjacent natural spring, offers a tranquil escape perfect for both the little ones and those seeking a bit of water therapy. Boasting 3 bedrooms, 3 baths, and accommodations for up to 11 guests, this cozy abode features a den area, spacious dining table, TV, and a snug twin bed on the lower level. Ascend the steps to find a well-equipped kitchen, inviting living area, master bedroom, and two additional baths. Upstairs, two more bedrooms and a third bathroom with a shower await, ensuring ample comfort and convenience for your entire stay. Step into a realm of outdoor bliss where possibilities abound. A wrap-around covered porch envelops you in tranquility, offering a front-row seat to the playful river below and the mesmerizing hillside sunsets. Additional seating and tables line the side, inviting moments of connection and relaxation. A grand BBQ grill stands ready for culinary adventures, nestled in a covered area with easy access to the heart of the home. The expansive fire pit beckons for cozy gatherings under the stars. A spacious covered concrete slab awaits, offering a versatile space for your personal use or vehicle parking. Engage in friendly competition at the horseshoe pit, where fun and laughter await. Should you desire, bring your own horseshoes to enhance the experience.

To help keep your rental costs down, guests can bring their own linens and towels. We also offer the option to rent them for an additional fee. If you would like to rent linens and towels for your stay, please provide us with at least four weeks' notice before your arrival. Please note that beds will not be made for guests. Additionally, we have a limited supply of linens and towels and cannot guarantee their availability. All King, Queen and Full beds include two towels and will be charged at $24 dollars per bed. All twin beds will include one towel per bed and will be charged at $12.

WHAT TO BRING
LINENS - Bring linens and pillowcases for 1 Queen, 4 full beds, 1 Twin bed in the den.
TOWELS - Bath towels, washcloths, kitchen towels
CHAIRS - Bring folding or sack chairs to take to the river. The chairs at the rental should not be removed from the property.
PAPER GOODS - Paper towels, toilet paper, napkins, paper plates, plastic cups, plastic ware
SOAPS - Hand soap, bathing soap, dish washing soap, and dishwasher soap, clothes washing soap
BBQ - There are BBQ cooking utensils, but remember to bring charcoal/lighter/matches
