The Home- 1,194 square feet of updated mountain charm. Two bedrooms, both with televisions and ceiling fans. Two bathrooms one on each floor. Two living rooms with televisions. Waterproof wood-like flooring downstairs. Carpeted stairs and bedrooms.
Bedroom 1(primary)-California king Royal Aireloom mattress, side tables, smart TV, ceiling fan, dresser with mirror, closet, direct access to own balcony facing Summit Blvd. This room gets afternoon sun. Curtains are heat & room darkening.
Bedroom 2- Large bedroom with a queen-sized bed, twin over full bunk bed, side table, ceiling fan, small television with Roku, dresser, and closet. The window overlooks the back of the home. This room has morning sunlight. Curtains are heat & room darkening.
We provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We do provide limited hand towels and wash cloths. 6 bath towels are provided. (Not for lake use, please bring extra for lake.)
Bathroom 1(downstairs)- Shower & single sink.
Bathroom 2(bedroom 2)- Shower/tub combo single large vanity.
Kitchen- Open concept with visibility into dining and living area. Bar seating for 2. Full-sized fridge, gas stove, and dishwasher to help you create wonderful meals. If you prefer take-out no worries! Fully stocked with all utensils, dishware, and cookware. A starter pack of paper towels, and trash bags are provided. Along with dish soap, new sponge, coffee grounds, and sugar.
Coffee set up- 12 cup drip machine.
Dining- (Located in living room 2) view of kitchen, with bar height seating for 4. Additional seating for 2 at bar top.
Workspace- Desk and chair are located in living room 1.
Living room 1- Large sofa, ceiling fan, side tables, limited games, smart tv to stream your favorite apps.
Living room 2- Located in view of kitchen. Large sofa, gas fireplace, coffee table, ceiling fan, smart tv, dining table and access to back sitting patio.
Fireplace- Gas fireplace located in living room 2.
Laundry area (upstairs)- Full sized washer and dryer located in hallway . Laundry pods are provided.
Back deck- Access through living room 1.
Patio(upstairs)- Located in the primary bedroom. Views Summit Blvd.
Parking- Per our license only 2 vehicles allowed (including trailers and motorcycles). You may need AWD of 4x4 in winter months due to being a high snow area of town and very slight incline driveway. Please be mindful of where you park. This is a shared parking lot with other units.
Pets- We allow 2 dogs. Dogs must be under 40lbs each, and claimed on the reservation upon booking. We cannot allow felines or any other type of animal. There is no pet fee; however charges may apply if not cleaned up after, excessive fur, or damage occurs. There is not a fenced yard. All feces must be picked up and disposed of. Be mindful of carpets and rugs. Must be crated if left alone.
Smoking- This home and property are strictly no smoking of any sort. Please respect the home and other tenants.
Please make sure to read the additional rules section. We believe in setting proper expectations. Many of these rules are set by the city and enforced by their code enforcement. We are required to follow these rules as a part of our permit.

Guest Access:
You have access to everything on property, with exception of a few locked cabinets. The owner does keep a few items in the fridge/freezer and locked cabinets.
The Neighborhood:
Popular/notable locations and distances from the home in miles. Keep in mind on average our traffic is not nearly as busy. Most places on a normal day with good weather take 5-15 minutes to get to.

Getting Around:
Please do not rely on any ride share app. They are not reliable. Mountain Transit has a free shuttle that stops nearby. Also the Ski shuttle stops just outside the driveway!
Otherwise a vehicle is highly recommended to experience Big Bear.
Other Things to Note:
Please note in winter months: The roads are plowed regularly, but you most likely will need 4x4 vehicle and chains. We are not responsible for any weather related travel issues.
There is two camera on property. Views driveway and both entrances to the home.
Violation of the restrictions will result in eviction without refund.
Our strict cancellation policy is still in effect. Any cancellations requesting full refund, will need to provide proper documentation to the hosting site. We will NOT cancel your reservation for you.
All requests to change date, must be done a minimum of 14 days before your stay. Prices may change due to change of date.
If you instant book, you assume responsibility that all restrictions will be followed. We will not be responsible for any eviction, fine, or inconvenience due to disregarding the restrictions placed for Big Bear Lake and Big Bear City.
City of Big Bear Lake Good Neighbor Policy must be respected at all times. Please review the city rules.
Do not exceed the occupancy limit (6 including children & infants)
Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may
be less than the total maximum occupancy.
NO PARTIES ALLOWED.
No parking in street or yard
Parking is only permitted in the driveway, designated
parking spaces, and garage. This includes trailers. The
maximum number of vehicles permitted is on the exterior
sign. (2 vehicles)
No amplified music 24/7
Amplified music is not permitted to be heard beyond the
property line 24/7. Close your windows to avoid music
carrying beyond the property line.
Head inside at 10:00 p.m.
Noisy outdoor activities are prohibited from
10:00 p.m. – 7:00 a.m.
Take trash to dumpster locations if trash bins do not close fully
Trash needs to be taken to a local dumpsite. Clean Bear
locations: 4190 Garstin Drive & 39690 Big Bear Blvd.
Consequences
Unfortunately, a few of our guests refuse to
extend common courtesy and neighborly
behavior toward the guests and residents
around them. For those guests who have come
to party and disrupt the peace and tranquility
of the neighborhoods, there are costly and
severe consequences.
Fines
The minimum fine for violating the rules stated
previously is $500 per violation. A second
offense is $1000 per violation.
Eviction
Unruly guests who blatantly disregard the rules
and expectations will be evicted without a
refund. In addition, costly citations may be
issued to the reservation holder.

Per city regulations the person who books the home will need to sign our agreement/Good Neighbor Policy, and provide valid ID. No exceptions. This is now done virtually; link is sent upon booking. This form is essentially laid out in our rules section to preview.
