Located next to the Balboa Village/Old Town Balboa, this oceanfront unit sits on the boardwalk, right in front of Balboa Park's expansive grassy field, with the warm sand and sparkling blue Pacific down the sloping shoreline, just beyond. Guests must walk that short distance to catch a view of the nearby ocean. Due to the original 1910 construction, the characteristics of this property are charming, but still small by modern standards: the floors are slanted and the walls are thin. This property has been priced accordingly for the budget-minded traveler.

DISCLOSURE: While the location is prime, and we can ensure the cleanliness and functionality of the property - including the health and safety of our guests - the general appearance, condition and furnishings of this unit would be considered "basic" or "below average." Here's what you'll find:

LIVING/DINING AREA:
- Sofa and love seat set
- TV: Streaming only - no cable
- Dining table w/ seating for 4

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- Major appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOM #1:
- Full/twin bunk bed set
- The only access door to the unit's bathroom
- The only access door to the unit's second bedroom

BEDROOM #2:
- 1 King bed

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 1 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

BATHROOM:
- Step-in shower
- Accessed only through the bunk bedroom - plan accordingly!

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
- Beachfront patio - shared with the other unit, however, each unit has their own designated spaces, including their own picnic table and BBQ grill areas. A planter w/ shrubbery discreetly divides the two areas.
- Rear private patio w/ seating; laundry shed; large trash cans

ALSO INCLUDED:

- 4 low-profile beach chairs; hair dryer; iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with personal toiletries)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

LAUNDRY:
Shared facilities are located in the rear patio shed. Guests must provide their own supplies.

PARKING:
- There is no parking on-site at the unit, however, there is a reserved parking space just three short blocks from the unit.
- The parking space accommodates sedans and SUVs, but long trucks may not fit.
- General neighborhood street parking can also be utilized, both meter and non-meter, along with the many City kiosk pay-to-park lots in the surrounding area.

LOCATION:
- Unit is within immediate walking-distance to beaches, restaurants, bars, the Balboa Island Ferry, the Catalina Flyer, shopping and fun in the Balboa Village area.
- Depending on weather conditions, there are times when this property is within the general sound range of the flight path of departures from John Wayne Airport, which begins at 7 a.m. and ends at 10 p.m.

ALSO:
The adjacent 2 bedroom/1 bath unit can also be rented simultaneously, when available, to sleep another six guests. Have even more in your family? There is an additional vintage cottage just behind, on the other side of the rear locked gate: Downstairs unit: 2 bedrooms/1 bath. Both properties (3 units) combined provide 6 bedroom/3 baths. Family groups only, please. There is an adjoining gate that can be unlocked to provide full access on the "compound." See separate listings for each unit or call our office for details.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, twin rollaway beds, etc. Contact us for more information!

PETS:
Dogs are considered. # of pets, size and breed restrictions apply. Approval by Manager is required, and a non-refundable pet fee will be assessed.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Traditional Beach House
The beach house is wonderful if you are looking for a place that is casual and a little run in. The house is well appointed, very clean and stocked with all the cooking supplies you need. It’s walking distance to the Fun Zone and has a huge park out front. Downside is that the structure is old and slopes. The bed is FABULOUS!

Pictures and write up were misleading
The pictures and the description are somewhat misleading. Its not charming and there is definitely no leather sofa and love seat like it says in the description. Its way more grungy and dark than the photos make it look. The front door had big gaps all around it and you have to hold it just right to get it to lock. We were never sure if it was locked properly or not. Yes it says its old with slanted floors and thin walls which was fine as long as the neighbors are very quiet which luckily ours were. The mat they provided for someone to sleep on was a joke. It looked like it was from a deck chair so our kids ended up sharing a bed which was not ideal. The only thing good about this property is the location. If that is a must for you than great but if not i would stay somewhere else. Don't let the photos fool you like we did its a tear down.

We loved the location of this property. The description was a bit off, the washer and dryer are not in the unit, they are behind the house and are very hard to get to if you are in unit B. The house is uneven so when sitting at the table everything tips and when walking it’s uneven. The property management company was amazing though! We did enjoy our stay.

Budget friendly on the beach!
It was perfect little spot on the beach, and walking distance to all the sun spots on balboa peninsula. The place is good for budget friendly folks, place is a bit run down, very slanted floor but was really clean so didn’t mind. Note the only bathroom cuts through bedroom with bunkbed. All in all good place and would stay again!

Loved the location and the proximity to the ocean. The house was old but the property description did a good job explaining that and setting expectations. My only issue is that one of the couches had a broken seat. The property came with beach toys and chairs we could use and the beds/pillows were comfortable. Overall very enjoyable stay.

Our experience was very relaxing and restful. Everything was great except for the slanting floor in the kitchen/living area. The couches were old and hard to get in and out of. But, we really enjoyed our stay.

Cute and great location...
We have affectionately dubbed this property the "slanty shanty". The description is accurate in that the cute little beach house slants to the right. We didn't have a problem with that. The location is perfect! Close to the pier, shops and lots of fun little spots to eat and drink. Go see Ryan at Cabo Cantina, he makes an awesome jalapeño margarita! The bed in the master bedroom was comfortable and roomy. The bathroom shower is super small (don't drop the soap) but overall manageable. The kitchen could use some new sharp knives but is well stocked with the necessary items overall. It was very quiet at night as they take their noise ordinance quite seriously! The parking spot for the beach house is a short walk from the property and right next to the Balboa Bakery (great place). We do have two items that we found disappointing. The couches in the living room are super uncomfortable and seriously due to be replaced. Also, the WIFI was just awful! I was on a working vacation and trying to check emails and respond was a nightmare. The TV is all streaming as well and it would stay on for maybe 10 minutes at a time and then cut out. It was terribly frustrating. Overall our experience was good and we will definitely return to the Newport Beach area.

Almost Perfect. Almost.
The Good: Location is everything and you can't beat this place. Close to the peer and about one hundred yards from the beach. You step out the gate and you're literally standing on the boardwalk that stretches for miles. You're also close to the main attractions area - walking or biking is close to everything. Parking on the peninsula is a disaster, but this place has a perfect spot in a gated lot, two blocks from the house. The lot is really small so make sure you bring a middle size or smaller vehicle. When unloading, use the parking lot on B street, not A street. Google maps will take you to A street parking. So to unload, from the B street lot is easy. Its like a 50 yard walk over the lawn. The house is equipped with everything you need. The kitchen has all the stuff you need. The TV and streaming all worked fine. They have beach chairs and towels. The barbeque worked great. I used it everyday. The Bad: The couches are from the 1980's and very uncomfortable. Please replace these. The shower is probably 2x2 feet. Not joking. Its ridiculously small. The windows in the master bedroom are glass planation shutters and they won't close all the way. I had to sleep in the kids bed the first two nights because the master was too cold and the heater is in the kitchen (it was March and temps dipped into the low 40s at night). I used provide fans but they didn't push the warm air to the back of the house. The internet is slow but ample enough for streaming without problems. This is a duplex so you might have neighbors and the walls are thin. Yes, the floors are slanted. This place is literally 110 years old so yeah. Its not a modern home and it wasn't a problem but if I owned this place, I'd definitely put in a new floor and windows in the main bedroom. The Bad The Owners Can't Solve: There was a house being remodeled next door when I was there. I came to finish writing a book and my sound cancelling earphones were having a hard time cancelling out the noise. So sometimes I just had to leave when I was planning to write. That was annoying. Air traffic from John Wayne flies over all the time and its noisy but that's a Newport problem in general.

A dilapidated property
This property should not be rented. The whole floor is warped and offsetting. In addition, a window was broken (which could not be fixed and was taped up for our stay) and the bathroom is likely not to code and unfit for more than two people. Very disappointing even as the lower price.
