Great place to stay in Leith! Loved the convenience of the location for either walking or taking transportation into the centre of Edinburgh. Lovely room.

On the plus side, this hotel is very close to the tram from the airport, it was very clean, and the staff was pleasant. On the downside, the rooms were very small (it was hard to find a space to open a suitcase), the included breakfast was not good (bad coffee, powdered eggs), and we felt the price was pretty high. To be fair, we were there in high season and it was less than hotels in the center of Edinburgh.

Overall nice room and comfortable stay. Breakfast was ok as other reviewers have reported. Many options but the same every day. Coffee, espresso, hot chocolate machine. Very convenient to Tram, Ocean Terminal shopping, Leith Waterfront. Basic toiletries provided. Kettle in room with tea bags and instant coffee. Daily room cleaning.

property in easy reach of tourist areas, some are within easy walking distance but a main tram stop and bus stops are a very short walk, will take you to the centre of Edinburgh. The hotel restaurant food is fine but the menu is restricted to snack foods @dinner times, but the breakfast provision is excellent

I booked a room here last-minute due to an unexpected change in plans and it was exactly what I needed. The staff was friendly and very accommodating. The room was comfortable, clean and housekeeping was super efficient. The restaurant area gets crowded at breakfast but that can be fixed by showing up early or taking your food back to your room (they even have paper bags to carry fruit or muffins) Location is convenient, right by a tram stop and easily accessible by bus, so even though it's not near a lot of landmarks, it's easy to get anywhere you'd want to go. The Ocean Terminal shopping centre nearby isn't the most exciting, but it has a few places to eat, a Boots for essentials, and nice gifts at Leith Collective. Considering how expensive Edinburgh can be, this place is great value for what you get.

Great location but overpriced. Breakfast of poor quality and understaffed. As we were leaving the hotel and checking for our belongings, we found a dirty pair of socks in the room which did not belong to us, indicating the room had not been properly cleaned. Reception staff friendly and available on the whole. Main lift out of order and no sign of repair during our stay.

We arrived a day earlier than our scheduled tour, and wanted a good place to stay for one night that was conveniently located to the tour hotel. This fulfilled all our needs. The included breakfast was more than we expected, and more satisfying than the hotel’s dinner offerings. We also would have appreciated a larger room for two adults and a teenager.

We paid £1400 for 2 nights because Taylor Swift played in Edinburgh. I accepted this but the room was ridiculous. I booked as 2 adults and 2 kids (14&12) and there was a double bed and a sofa bed that was just bigger than a single. The divert was for a single bed and was not fit for purpose and the mattress was so thin you could feel the metal underneath. The beds filled the whole room and it was so squished in. The staff laughed at how much we had paid. There was barely any food left at breakfast and was absolutely rammed. I understand it was not a usual situation but this was a massive rip off. I will not be staying at a holiday inn ever again because of this experience.

This is a clean, modern hotel with very friendly and efficient staff. There is a nice lobby entryway that leads to the open, light filled dining and breakfast room. The free breakfast offers many cold and hot options as well as some gluten free items. The room was well appointed and all was clean and comfortable.

The Holiday Inn Express in Leith, Scotland was clean, the staff was friendly. Puplic Transportation to and from Edinburgh center was avalaible within walking distanct from the Hotel. My wife and I enjoyed our stay there and would recommend it to others looking for afordable Lodging in the Edinburgh area.
