“This is not a hotel. The room is clean, but it is extremely noisy. Room 1 is located directly above a billiard bar, making it very difficult to rest. There is no reception and no parking available. Overall, there is a lot of noise and the experience was disappointing.”

“The Penny Lane was an excellent place to stay if you are visiting Hampton Bays or surrounding area. Rooms are great. Bed was incredibly comfortable. Staff was excellent.”

“Quaint, quiet, cute, clean & convenient. Owner/manager so very nice & welcoming. We didn't spend much time on the property because we were visiting family in the area, but pool area seemed well maintained & clean. Internet signal was not great so if you have computer work to do it could be an issue for you. This is now our place to stay when visiting!”

“The room was really cute and the bed was extremely comfortable! The property was well kept and the grass was super soft! The staff were very helpful and kind. I loved the picnic basket breakfast!”

“This is our third time staying at the Southhampton Inn. The facilities (pool, beach shuttle, etc.) are great and the Staff is very friendly and helpful. It is a great location and with an easy walk into town. The only complaint was the room/hallway smelled slightly musty. I know it is difficult keeping everything dry at the beach so that is not uncommon. Overall had a great time and hope to stay there again soon.”

Because the property is converted from an old house so the room was smallish, and we were on the third floor so there are stairs to climb, which may be an issue for some folks.”
