This condo has been completely renovated! Hardwood floors throughout the main areas, tile in the kitchen and bathroom, and premium vinyl flooring in the bedroom. It also has wireless internet inside the condo so you can stay in touch while on vacation. Under the counter washer and dryer. Relax pool side at the Tiki Bar or parasail or jet ski. Absolutely beautiful property, the pictures really do not do it enough justice! This unit is located near the elevator, is located right above the pool and offers a beautiful views of the coastline and unbelievable sunsets. You've got to see this one! The owners lives locally and take pride in maintaining their unit in pristine condition.

The Summit! What can I say? It has a history all of its own.

This condo has been updated and everything has been hand-picked by the owner. There is 1 bedroom with a King size bed and a set of bunk beds in the hall. There is also a fold-out queen size sleeper sofa. The kitchen has everything you need! There is even a brand new washer and dryer!

Anybody for a swim? There are 2 Olympic sized pools for the Big Kids, and a kiddie pool for the little ones. There is also a poolside tiki bar and a snack bar with absolutely fabulous food. If ice cream or donuts are what you crave, there is also a poolside ice cream and donut shop. Let me tell you if you've never had a Krispy Kreme donut- then you're in for a treat (just a side note-- get 'em while they're hot).

From this 7th floor unit, you will love the view of the beautiful, white powder beaches from the Private Balcony and if you happen to be with that someone special,we've ordered a gorgeous sunset just for two. So come, join us for a great time...You'll be glad you did. See You Soon!! SATURDAY TO SATURDAY only May through September.

Location was great right by everything. Plenty of room for 3 adults & 2 kids 6&10 . Right on the beach with 2 nice size pools. Only improvement could be the elevators all should work and be air conditioned. Only one was working with no a/c

Pros and cons
So to be perfectly transparent, we are not fans of staying in large condo buildings. We prefer smaller more secluded places. That being said this property is nice and the location to the water is great. The only reason we stayed here was because our original place got canceled 2 days before our trip. The unit was dirty. We had to wear our shoes or our feet turned black. There were not enough forks or spoons for 6 people. The washer leaked. The dryer got so hot after 20 minutes that there was steam billowing out of our clothes and the designs were melting off of the T-shirts. We were asked to sweep when leaving, which is totally fine, but there was no dust pan so we left a note next to the pile of dirt on the floor. The listing says it is 2 bathroom, but it is 1.5 bath. Nothing in the listing says that there is only 1 shower. The listing also says that it has been recently renovated, and I think that is definitely outdated. The sheet for the king bed would not stay on the bed no matter what we did and the bed was very uncomfortable and the pillows were extremely flat. Positives: The kitchen sink is nice, there are a lot of utensils and cooking pans, the air keeps it very cool, the staff was very friendly, and there were nightly things going on by the pool. The fireworks for the week of the 4th were absolutely spectacular. We enjoyed watching from the beach one night and our balcony the next.

Room always great. Elevator issues are every year and suck!!! Pool down due to water main break one day which sucked! Didn’t like the new check in deal where instead of our pool bracelets and parking pass being in room we had to go to office and pay another 20 dollars to get them.

DISGUSTING
Do yourself a favor and chose a different location - NOT Summit Beach Resort. Absolutely disgusting condo. The amount of filth and grim on everything was due to long term neglect of cleaning. This unit has NOT been upgraded or remodeled, as stated. Parking is also NOT included and we had to pay extra. I filled out the inspection upon arrival (provided pics too) and text management. I called and text multiple times during the stay and was told repeatedly that they would notify the appropriate departments or send someone to address the issues, to no avail. I messaged the host, Mark Perry, with no response. Was told by management co that ‘multipurpose cleaner was provided’ for our use. After 4 days of back and forth I contacted VRBO - the broken tv was finally replaced that day and housekeeping came to review our concerns, but still never cleaned. There is mold everywhere. The furniture is nasty dirty. We’ve stayed at PCB several times and never had issues like with this place. The elevators are horrible and are supposedly being renovated and/or replaced, but one of the maintenance men expressed his frustration about how one of the two non-operating elevators was one that was just replaced. According to Bay Co. PVA this host owns multiple units here and his wife is the HOA president. They also list under other business names - so be aware! It’s sad to see the complete disregard, considering their involvement.

Nice but not the nicest
The add for this property looked very nice and updated. Many things were broken or in disrepair showing a lack of maintenance. The pocket door was off the track when we got there so no privacy between the bathroom & guest bath. Bedroom doorknob was very loose due to loose or missing screws. Fresh black mold greeted me when I opened the front load washer. It cleaned up fairly well with just paper towels. Used some Lysol wipes I brought to clean it better. Toilet paper holder fell off the wall first time we touched the paper. I brought spices to cook some fresh fish but all the pans and bakeware had peeling non stick coating & the cookie sheet was put away with what appeared to be burnt bread on it. I have seen nicer cookware & bakeware at the goodwill. Maintenance did come up and put the pocket door back on track so I was pleased about that. Lights over the kitchen sink flickered off and on, but the main overhead light worked. The appliances were fairly new so that was good. 4 slice toaster toasts in 2 slots & burns even on lowest setting for the other two slots. Had to clean the coffee maker out. Appeared to have mold in the water tank. Rust in the microwave but it functioned well. Washer & dryer worked well. A longer shower curtain is really needed. Could barely keep water from going out due to it being so shortened due to the rod being put up so high. Mattresses were very soft & not comfortable. It’s not the worst unit I have stayed in, but it is far from the best. Needs repairs. Sliding glass door was hard to open & close & lock was a metal pin . Not as nice as I expected from the add.

This unit is in desperate need of a make over, the paint on the ceiling is pelling, door knobs falling off, dishes with chips, door facing falling off, tollet roll holder falling off, mattress completely worn out. Stove was dirty, and black, lights flickering on and off, scratch’s and Laing coming off dressers. As far as the summit, loved the beach access and pool and amenities. But room 720!! Was not pleased

Won’t stay again
So overall let me say I had no major issues with the property owner. All information was given with instructions. As far as the unit….it is definitely showing some age and could use a good deep clean and updating. It worked for what we needed but floors were dirty, lights were out, places on the wall peeling, etc. My biggest issue was with The Summit and management/security. Quiet time is 11pm-7am and let me just say nobody pays attention to that. Now we are understanding people and I get it….people are out late having a good time. This however was awful…..we had people literally screaming profanities all night, cheering, running back and forth outside the unit, and knocking very hard on our door and running away at all hours. We have young kids and this woke them every night despite using a sound machine. We tried to nicely approach security and management and they basically said we can’t do anything about it. The elevators are horrible at this place as well. Check in took 2 hours for us just to get a cart and get our stuff to our room. We will never be staying at the summit again.

Close to perfect
We were so fortunate with the weather! Close to spring like temperatures allowed us to play in the ocean and enjoy the outdoor heated pool. The sunsets were magnificent - 7th floor views of the pools, resort and beach allowed lots of quiet time on the balcony. The kitchen is fully equipped to cook/bake whatever you want on days you don't dine out. The resort is kept in perfect condition - we would see grounds keepers at 6am doing rounds, moving pool side chairs and loungers back in place. For an older building there is nothing to complain about. Those being picky about small details are forgetting to mention that this building is a budget friendly vacation. So what if the indoor spa can do with a coat of paint. It was clean at all times, and actually our highlight after a day on the beach and pool deck. There was nothing wrong with the shower head. It might have gotten replaced since it was mentioned before. We did run out to the Dollar General for a few things we needed the day we arrived, and picked up a new shower curtain since the old one had seen better days. When we called for the living room TV that did not want to work, the maintenance guy was there within 30 minutes, and it was a non issue, somehow the wi-fi/roku just had to be reset. We could have done that ourselves if we just messed with it longer. But the guy was nice and not irritated with us. And he said if we mentioned the shower curtain, he could have brought one up. But for $5 and a tired mom at that point, I just wanted to get us all situated so we could start enjoying our vacation, and not be petty about small things. So, look past the negative reviews, because there is always something we can complain about. Grab a drink and go chill out - that is after all why you are taking a vacation.

Great Stay!
Panama City Beach is my favorite place to visit! This was my third time staying at the summit and we enjoyed our stay. The condo was clean and had everything we needed there. We did not have issues with beds and we even used the pullout bed in the living room. Washer and dryer worked great as did the dishwasher. The only issue we had was with the shower head. It was shooting water in all directions so we just wrapped an old shirt around it to keep the water from shooting all in the bathroom. It was a great stay and I would definitely stay in this condo again!!
